Abstract

The Earned Value method is a way to determine project performance. This combines the components of schedule, costs, and performance of physical construction work that has been carried out in the field so that the costs and time required to complete the project can be estimated. This research aims to detect immediately if costs increase or the project is delayed so that action can be taken to prevent or improve project performance. From the results of research conducted on the Apartment project, at the end of the review, namely in the 241st week, the cumulative Schedule Variance (SV) value at the end of the review showed a delay of 8.275% of the initial project plan (PV) which was planned at 89.52% with realization (EV) of 81.244%. Based on the cumulative Cost Variance (CV) value, it shows that the costs incurred (AC) amounted to Rp. 385,470,936,560.00,- and the results obtained from work in the field (EV) Rp.387,776,412,557.83,-) so that the Cost Performance Index obtained shows a positive value, namely >1, which means that the actual costs incurred are less than the value of the work obtained. Judging from the Estimate at Completion (EAC) results of IDR. 470,551,320,890.15,- which is smaller than the total cost of the Budget all cost (BAC) project of IDR 473,365,657,000.00,- with a difference of IDR 2,814,336,109.85. Judging from the Estimate all Schedule (EAS), it is estimated that the project will require a total completion time of 1817 days, 11 days longer than the total planned time of 1806 days. Keywords: Cost, Delay, EVM, Performance, Time Metode Earned Value adalah cara untuk mengetahui kinerja proyek. Ini memadukan komponen jadwal, biaya, dan prestasi kerja pembangunan fisik yang sudah dilakukan di lapangan sehingga dapat diperkirakan biaya dan waktu yang diperlukan untuk menyelesaikan proyek. Penelitian ini bertujuan untuk mendeteksi segera jika biaya meningkat atau proyek tertunda sehingga dapat dilakukan tindakan untuk mencegah atau memperbaiki kinerja proyek. Dari hasil penelitian yang dilakukan pada proyek Apartemen, pada akhir peninjauan yaitu pada minggu ke241, kumulatif nilai Schedule Varians (SV) di akhir peninjauan menunjukan keterlambatan sebesar 8,275 % dari rencana awal proyek (PV) yang direncanakan sebesar 89,52% dengan realisasi (EV) sebesar 81,244%. Berdasarkan kumulatif nilai Cost Varians (CV) menunjukan bahwa biaya yang telah dikeluarkan (AC) sebesar Rp. 385.470.936.560,00,- dan hasil yang diperoleh dari pekerjaan dilapangan (EV) Rp. 387.776.412.557,83,- ) sehingga perolehan Cost Performance index menunjukan nilai yang positif yaitu >1 yang artinya Biaya aktual yang dikeluarkan lebih kecil dari nilai pekerjaan yang diperoleh. Dilihat dari hasil Estimate at completion (EAC) senilai Rp. 470.551.320.890,15,- yang lebih kecil dari nilai biaya total proyek Budget all cost (BAC) senilai Rp 473.365.657.000,00,- dengan selisih Rp.2.814.336.109,85,. Dilihat dari Estimate all Schedule (EAS) diestimasikan proyek membutuhkan waktu total penyelesaian 1817 hari lebih lama 11 hari dari waktu total rencana yaitu 1806 hari.
