Abstract

The need of office space in Jakarta has been rising in the year 2018. This phenomenon occurs due to the 5.2% economic jump that boosted the private sector businesses, therefore requiring more office spaces. Architectural works have the biggest percentage in the total cost of a high rise building construction project at up to 33.6%, while the floor finishing work has the highest cost contribution to the internal architectural works at 5.1%. This research utilized Relative Important Index (RII) for its statistical analysis and has produced 11 most influentital factors to the value engineering based floor finishing work on a high rise building construction project which are feasibility study, data analysis, information stages, FAST diagram, creativity, evaluation, efficiency, development, cost reduction, initial planning, and scheduling. The result of the cost study showed an increased cost efficiency of 12.01% on the floor finishing work, reducing it to 5.44% from the initial number of 4.78%. KEYWORDS : Value Engineering; Cost Efficiency; Floor Covering Finish; Office High Rise Building Penyediaan ruang perkantoran atau office building di Jakarta tahun 2018 yang notabene merupakan ibu kota negara terus meningkat. Terlebih, angka pertumbuhan ekonomi Indonesia di tahun ini diperkirakan akan mencapai 5,20 %, yang diiringi peningkatan kinerja bisnis sektor swasta, serta diikuti melonjaknya kebutuhan ruang perkantoran. Pekerjaan arsitektur merupakan pekerjaan dengan porsi terbesar yaitu 33,60 % dari total biaya bangunan bertingkat tinggi, sedangkan pekerjaan finishing penutup lantai menempati posisi tertinggi sebesar 5,10 % dari total biaya pekerjaan arsitektur bagian dalam. Dalam penelitian ini dilakukan analisa statistik dengan menggunakan Relative Important Index (RII) diperoleh 11 faktor yang paling berpengaruh pada Pekerjaan Finishing Penutup Lantai Berbasis Value Engineering Pada Bangunan Kantor Bertingkat Tinggi adalah studi kelayakan, analisa data, tahap informasi, FAST diagram, kreatifitas, evaluasi, effisiensi, pengembangan, reduksi biaya, perencanaan awal dan penjadwalan. Hasil studi kasus yang dilakukan pada Pekerjaan Finishing Penutup Lantai Berbasis Value Engineering Pada Bangunan Perkantoran Bertingkat Tinggi diperoleh efisiensi biaya sebesar 12,01% biaya pekerjaan finishing penutup lantai yaitu dari awalnya 5,44% menjadi 4,78%.
