Abstract

In a construction project there are various stages related to the management of construction, in which there is a variety of issues regarding the cost and time of execution of the work. So in its implementation a system for cost management (Cost Management) and time management (Time Management) is required so that in the implementation, the project can be completed on time according to what has been planned as well as the costs spent according to the needs of the project being done. In the writing of this study, the main study is how the performance of the project is seen in terms of cost and time, how the application of Earned Value Analysis to predict the cost and the end time of the completion of the construction project of the House of Worship on the beautiful coast of Kapuk 2. The cost of completing the remaining work (ETC) is Rs. 36,144.833.172,61. The completion time of the entire work (EAS) is 1068 days. Where by the end of the project, the project has a delay from the initial plan of execution for 1064 days, there is a difference of 4 days. The total cost to complete the entire job (EAC) is Rp. 190,873.576.171,61. The completion performance index (TCPI) is larger than one (>1), indicating a decrease in performance on the remainder of the job. Keywords: Cost, Time, EVM Methods, Project Performance Analysis. Dalam sebuah proyek konstruksi terdapat berbagai tahapan yang berkaitan dengan manajemen konstruksi, yang di dalamnya terdapat berbagai permasalahan mengenai biaya dan waktu pelaksanaan pekerjaan. Sehingga dalam pelaksanaannya diperlukan suatu system untuk manajemen biaya (Cost Management) dan manajemen waktu (Time Management) agar dalam pelaksanaannya, proyek dapat diselesaikan tepat waktu sesuai yang telah direncanakan serta biaya yang dikeluarkan sesuai kebutuhan proyek yang dikerjakan. Dalam penulisan penelitian ini yang menjadi kajian utama yaitu, bagaimanakah kinerja proyek dilihat dari segi biaya dan waktu, bagaimana penerapan Earned Value Analysis untuk memprediksi biaya dan waktu akhir penyelesaian proyek pembangunan Rumah Ibadah di Pantai Indah Kapuk 2. Biaya untuk menyelesaikan sisa pekerjaan (ETC) adalah sebesar Rp. 36,144.833.172,61. Waktu penyelesaian seluruh pekerjaan (EAS) adalah 1068 hari. Dimana sampai dengan akhir proyek, proyek mengalami keterlambatan dari rencana awal pelaksanaan selama 1064 hari, terdapat selisih 4 hari. Total biaya untuk menyelesaikan seluruh pekerjaan (EAC) adalah sebesar Rp. 190,873.576.171,61. Indeks prestasi penyelesaian (TCPI) adalah besar dari satu (> 1), menunjukkan adanya penurunan kinerja pada sisa pekerjaan. Kata Kunci: Biaya, Waktu, Metode EVM, Analisis Kinerja Proyek.
