Abstract

MultiͲfunction buildings or the foreign term is often called “MixedͲUse building” is the current property trend as a solution to the limitations and high land pricesin Jakarta. Along with the development of cities and technology, the problem of urban mobility demands innovative solutions, where architecture must respond in a way that can complement each other in accordance with the nature of the life of modern urban people who have high mobility and everyday life that demands efficiency, flexibility and effectiveness. Jakarta as the State Capital has a very important role for various important sectors such as the center of government, tourism, education, trade & services which continue to grow rapidly. This sector makes population density and mobility high, it must be anticipated and also utilized as best as possible by integrating several building functions into unity, expensive land prices and the intensity of vehiclesthat increase every day make traffic jams in Jakarta almost every day so that everyday people feel uncomfortable. bored and stressed with the existing traffic jams. One alternative to overcome the problems above, multiͲfunction retail, office and condotel buildings with the concept of Biophilic Design are very suitable to be applied to Jakarta's current conditions because this design concept can refresh and relieve stress after a day of activities. By prioritizing the relationship between humans and their natural environment, this design concept is good for users, the surrounding community who pass by and see as well as for environmental improvement in DKI Jakarta. Keywords : Multifunctional building, Retail, Office, Condotel, BiophiliLEMBAR Bangunan multiͲfungsi atau istilah asingnya sering disebut “MixedͲUse building” menjadi tren property saat ini menjadisolusi dari keterbatasan dan tingginya harga lahan di Jakarta. Seiring dengan perkembangan kota dan teknologi, masalah mobilitas diperkotaan menuntut solusi yang inovatif, dimana arsitektur harus merespon dengan cara yang bisa saling melengkapi sesuai dengan sifat dari kehidupan masyarakat urban modern yang memiliki mobilitas tinggi dan kehidupan sehariͲhari yang menuntut efisiensi, fleksibilitas dan efektifitas. Jakarta sebagai Ibu kota Negara memiliki peran yang sangat penting bagi berbagai sektor penting seperti pusat pemerintahan, pariwisata, pendidikan, perdagangan & jasa yang terus berkembang pesat. Sektor tersebut membuat kepadatan penduduk dan mobilitas menjadi tinggi harus diantisipasi dan juga dimanfaatkan sebaik mungkin dengan mengintegrasikan beberapa fungsi bangunan dalam satu kesatuan, harga lahan yang mahal dan intensitas kendaraan yang setiap harinya mengalami peningkatan membuat kemacetan di Jakarta hampir terjadi setiap hari sehingga masyarakat kesehariannya malah merasa jenuh dan stress dengan kemacetan yang ada. Salah satu alternatif untuk menanggulangi masalah diatas, Bangunan multiͲfungsi retail, kantor dan kondotel dengan konsep Biophilic Design sangatlah cocok diterapkan untuk kondisi Jakarta saat ini karena konsep desain ini dapat meͲrefresh dan menghilangkan stress setelah seharian beraktifitas. Dengan mengedepankan hubungan manusia dengan alam lingkungannya, konsep desain ini baik untuk pengguna, masyarakat sekitar yang melintas dan melihat serta untuk perbaikan lingkungan di DKI Jakarta.
