Abstract

Each project will conduct a tender before the construction commences, to determine the agreed price between the owner and the contractor. Contractors and owners will look for construction goods from suppliers who provide low prices with good quality. Therefore, many suppliers compete to provide cheap goods but try to maintain the quality of their products. This study aims to calculate the correlation of PCC cement prices and screwed iron in the DKI Jakarta area in the 2011-2021 period and calculate the estimated prices for PCC cement and screw steel in the DKI Jakarta area in 2022. This study is a case study with table research methods. . The estimation calculation is done by using future value formula and linear trendline graph. The results showed that the selling price of PCC cement and screw-in steel fluctuated every year. For 2022, the estimated price of Tiga Roda brand PCC cement is Rp. 78,059,- based on the linear trendline graph and Rp. 65,833,- based on future value. The estimated price of Gresik brand PCC cement for 2022 is IDR 79,345 based on a linear trendline graph and IDR 71,225 based on future value. Meanwhile, the estimated price of screw-in steel for 2022 is Rp. 10,174, - based on a linear trendline graph and Rp. 8,348, - based on future value. From the results of this research, it is hoped that it will be useful to provide information to contractors that can be used in the formulation of project tenders, provide information to owners that can be used in determining the initial project description and bid price, provide information to suppliers to be used in determining the selling price of goods for the following year. Keyword : Analysis of Selling Price, Portland Composite Cement, Scewed Steel Concrete Setiap proyek akan melakukan tender sebelum pelaksanaan konstruksi dimulai, untuk menentukan harga kesepakatan antara pihak owner dan kontraktor. Para kontraktor dan owner akan mencari barang-barang konstruksi dari pihak supplier yang menyediakan harga murah dengan kualitas bagus. Maka dari itu banyak supplier yang berlomba menyediakan barang murah namun berusaha tetap menjaga kualitas barang produksinya. Penelitian ini bertujuan untuk menghitung korelasi harga semen PCC dan besi beton ulir di daerah DKI Jakarta dalam rentang waktu 2011 – 2021 serta menghitung estimasi harga semen PCC dan besi beton ulir di daerah DKI Jakarta pada tahun 2022. Penelitian ini bersifat studi kasus dengan metode riset meja. Perhitungan estimasi dilakukan dengan rumus future value dan trendline linear grafik. Hasil penelitian menunjukkan harga jual semen PCC dan besi beton ulir fluktuatif setiap tahun. Untuk tahun 2022, estimasi harga semen PCC merk Tiga Roda Rp 78.059,- berdasarkan trendline linear grafik dan Rp 65.833,- berdasarkan future value. Estimasi harga semen PCC merk Gresik untuk tahun 2022 sebesar Rp 79.345,- berdasarkan trendline linear grafik dan Rp 71.225,- berdasarkan future value. Sedangkan estimasi harga besi beton ulir untuk tahun 2022 sebesar Rp 10.174,- berdasarkan trendline linear grafik dan Rp 8.348,- berdasarkan future value. Dari hasil penelitian tersebut diharapkan dapat bermanfaat untuk memberikan informasi kepada kontraktor yang dapat digunakan dalam perumusan tender proyek, memberikan informasi kepada owner yang dapat digunakan dalam menentukan gamabaran dan harga penawaran awal proyek, memberikan informasi kepada supplier untuk digunakan dalam penentuan harga jual barang tahun berikutnya.
