Abstract

Jakarta is a big city which is the center of economic activity in Indonesia. Major capitals such as Jakarta in recent years have experienced high population growth, which has encouraged rapid development of the city. This assumption is one of the factors that makes Jakarta a densely populated city and raises various problems that must be faced in this capital city. To overcome one of the problems that are currently needed an urban planning model that can address various urban problems in an integrated way. Development that focuses on the city, such as infrastructure, social facilities and public facilities, encourages the development of industry and trade that have an impact on urban economic growth. In addition to the increasing need for housing, transportation problems are also increasingly complicated, traffic jams occur almost every day. One strategy to reduce these problems is to create an area with the concept of TOD (Transit Oriented Development). The City of Cibubur as the location of the development of TOD, is the location of this design case located in a 1 km radius area of the Jakarta LRT station. Kota Cibubur has a station with a route from Cibubur that stops in its path to Dukuh Atas. With the selection of the functions of the Hotel, Convention and LRT building carrying the theme of Green Building with the concept of Sustainable Symbiosis Mutualism. When looking at the main function of the Hotel, Convention and LRT is as a place to rest and place to carry out large-scale activities in the convention and exibiton itself which is supported by LRT mass transportation facilities in the park area of the region. Keywords: Integration, Infrastructure, TOD, LRT, Sustainable, MICE, Hotel, Mall Jakarta merupakan kota besar yang menjadi pusat aktivitas perekonomian di Indonesia. Ibu Kota besar seperti Jakarta dalam beberapa tahun terakhir mengalami pertumbuhan penduduk yang tinggi sehingga mendorong perkembangan kota dengan pesat. Anggapan ini menjadi salah satu faktor yang membuat Jakarta menjadi kota yang padat penduduk dan memunculkan berbagai masalah yang harus dihadapi di ibukota ini. Untuk mengatasi salah satu permasalahan yang ada saat ini diperlukan model perencanaan kota yang dapat mengatasi berbagai persoalan perkotaan secara terintegrasi. Pembangunan yang berfokus ke kota, seperti infrastruktur, fasilitas sosial dan fasilitas umum mendorong perkembangan industri dan perdagangan yang berdampak pada pertumbuhan ekonomi perkotaan. Selain kebutuhan hunian yang semakin meningkat masalah transportasi juga semakin rumit, kemacetan terjadi hampir setiap hari. Salah satu strategi dalam mengurangi masalah tersebut adalah dengan membuat kawasan dengan konsep TOD (Transit Oriented Development). Kota Cibubur sebagai lokasi pengembangan TOD, merupakan lokasi kasus perancangan ini terletak pada kawasan radius 1 km stasiun LRT Jakarta. Kota Cibubur memiliki stasiun dengan rute dari Cibubur yang terhenti jalurnya sampai di Dukuh Atas. Dengan pemilihan fungsi bangunan Hotel, Convention dan LRT ini mengusung tema Green Building dengan konsep Sustainable Simbiosis Mutualisme. Bila melihat fungsi utama dari Hotel, Convention dan LRT adalah sebagai tempat beristirahat dan tempat melaksanakan kegiatan dalam skala besar di convention dan exibiton sendiri yang didukung sarana transportasi masal LRT di kawasan taman wiladatika.
