Abstract
Upper structure work has a contribution of 21% of the total weight of the project work of high-rise buildings. Nearly 70% of high-rise building projects experience delays. Therefore, to overcome this, the application of Critical Chain Project Management and Building Information Modeling (BIM 4D) is the choice of researchers in this study. In this study statistical analysis was carried out using Relative importance index (RII) method to get 10 influential factors which included: timely performance, scheduling accuracy, faster completion time, minimizing project duration, effective communication and coordination between project teams, understanding work stages, critical chains, project buffers, feeder buffers, simulation and scheduling scheduling The results of case study obtained optimum duration with a faster completion time of 403 working days to 326 working days of implementation so that the time efficiency of 19% was obtained. Keywords: Efficiency, Critical Chain, BIM 4D, Upperstructure, High-rise buildings Pekerjaan struktur atas memiliki kontribusi sebesar 21% dari total bobot pekerjaan proyek bangunan gedung bertingkat tinggi. Hampir 70% proyek bangunan gedung bertingkat tinggi mengalami keterlambatan . Oleh karena itu, untuk mengatasi hal tersebut, penerapan Critical Chain Project Management dan Building Information Modeling (BIM 4D) menjadi pilihan peneliti pada penelitian ini. Dalam penelitian ini dilakukan analisis statistik dengan menggunakan metode Relative importance index (RII) untuk mendapatkan 10 faktor berpengaruh yang meliputi: kinerja tepat waktu, akurasi penjadwalan, waktu penyelesaian lebih cepat, meminimalkan durasi proyek, komunikasi dan koordinasi yang efektif di antara tim proyek, pemahaman tahapan pekerjaan, rantai kritis, project buffer, feeder buffer, simulasi dan visualisasi penjadwalan Hasil studi kasus diperoleh durasi optimum dengan waktu penyelesaian lebih cepat dari 403 hari kerja menjadi 326 hari kerja pelaksanaan sehingga diperoleh efisiensi waktu sebesar 19%.
