Abstract
Diaphgragm wall is kind of retaining wall and the other hand that used to wall structure for basement floor which is apart from lower structure. It gives 8% contribute to total construction cost of high rise building that has a difficult enough therefore it will be potetial of cost overrun. Value Engineering (VE) used for efficiency of cost and time, it will increase the profit and revenue toward both of owner and contractor. Statistic analysis using by Relative Importance Index (RII) showed that 10 critical success factor of eficiency cost are : location, completeness of shop drawing and spesification, cost efficiency, increase the function, value of project be better, well planning, collapse holl boring, low equipment productivity, cost model and price fluctuative. At the end of analysis acquire from case study that prove cost optimalization reach 18.83% Keywords: Efficiency, Value Engineering, Diaphragm Wall dan Cost Diaphragm Wall adalah dinding penahan tanah (retaining wall) sekaligus digunakan untuk dinding lantai basement yang merupakan bagian dari struktur bawah dimana berkontribusi sebesar 8% dari total biaya konstruksi gedung bertingkat tinggi merupakan pekerjaan yang mempunyai tingkat kesulitan yang cukup tinggi sehingga berpotensi mengalami cost overrun. Menurut Worldbank data bahwa 63% of 1.778 proyek mengalami Over run cost Value Engineering (VE) digunakan bertujuan menghasilkan biaya dan waktu yang lebih effisien dan efektif sehingga menambah profit dan revenue bagi kontraktor dan owner. Analisa statistik menggunakan metode Relative Importance Index (RII) untuk mendapatkan rangking 10 faktor yang paling berpengaruh terhadap penghematan biaya meliputi: Lokasi, Kelengkapan gambar dan pesifikasi, Efisiensi biaya, Meningkatkan nilai fungsi, Nilai proyek yang lebih baik, Perencanaan yang matang, Keruntuhan tanah lubang bor, Rendahnya produktivitas alat, Cost Model dan Fluktuasi harga. Dari hasil penelitian Analisa studi kasus diperoleh optimalisasi biaya sebesar 18.83% %. Kata Kunci: Effisiensi, Value Engineering, Diaphragm Wall dan Biaya
