Abstract

Accurate volume calculations are key to the success of construction projects. Starting from the calculation discrepancies between contractors and owners in the project being studied, researchers were interested in discussing the differences between volume and cost calculations using Conventional methods and BIM Revit. The research focuses on the upper structure (beams, columns, floor slabs), employing a qualitative approach relying on document analysis and expert interviews, with tools including Microsoft Excel and BIM Revit 2025. Data was collected using the Quantity Take-Off method based on the working drawings of the Luxe Court cluster housing project in Jakarta and analyzed through a comparison of results. The research findings indicate that the total concrete volume calculated using the Conventional method and BIM Revit is the same, at 44.02 m³. However, there is a discrepancy in the steel volume, with the Conventional method yielding a higher value of 251.43 kg. In terms of cost, the Conventional method resulted in a total reinforcement cost of Rp62,444,601, while the BIM Revit method resulted in Rp60,470,935, showing a difference of Rp1,973,725. The cost difference found indicates variations in results between the Conventional method and BIM Revit. The optimal strategy in this study is to use BIM Revit for volume calculations and then process the data further using Microsoft Excel. This research is expected to serve as a reference for construction practitioners in performing volume calculations for construction projects. Keywords: Volume, Cost, Conventional, BIM Revit, Qualitative Perhitungan volume yang akurat merupakan kunci keberhasilan proyek konstruksi. Berawal dari terjadinya selisih perhitungan antara kontraktor dan owner pada proyak yang sedang diteliti peneliti tertarik membahas perbedaan antara perhitungan volume dan biaya, menggunakan metode Konvensional dan BIM Revit. Fokus penelitian terletak pada struktur atas (balok, kolom, plat lantai), dengan pendekatan kualitatif yang mengandalkan analisis dokumen dan wawancara pakar, serta tools yang digunakan yaitu Microsoft Excel dan BIM Revit 2025. Data dikumpulkan melalui metode Quantity Take-Off berdasarkan gambar kerja proyek perumahan cluster Luxe Court di Jakarta, dan dianalisis melalui perbandingan hasil. Hasil penelitian menunjukkan bahwa total volume beton yang dihitung dengan metode Konvensional dan BIM Revit memiliki selisih hampir nol, yaitu sebesar 44,02 m³. Namun, terdapat selisih pada volume besi, yaitu 251,43 kg lebih tinggi pada metode Konvensional. Dari segi biaya, metode Konvensional menghasilkan total biaya pembesian sebesar Rp62.444.601, sedangkan metode BIM Revit sebesar Rp60.470.935, menunjukkan selisih sebesar Rp1.973.725. Selisih biaya yang ditemukan menunjukkan adanya variasi hasil antara metode Konvensional dan BIM Revit, Strategi yang optimal dalam penelitian ini adalah dengan memanfaatkan BIM Revit untuk menghitung volume, kemudian menggunakan Microsoft Excel untuk mengolah data lanjutan. Penelitian ini diharapkan dapat menjadi bahan pertimbangan bagi para praktisi konstruksi dalam melakukan perhitungan volume pada proyek konstruksi.
