Abstract
Construction in Indonesia has experienced significant development, including the Artotel Hotel project in Magelang, Central Java. Foundation work is one of the crucial elements in construction, directly affecting the project’s cost and execution time. In this project, the project owner set a strict budget plan, requiring efficiency in execution. In response, the structural design team proposed changing the bored pile foundation diameter from 800 mm to 1000 mm to reduce the number of foundation points and the overall work volume. This study aims to analyze the cost and execution time comparison between bored piles with diameters of 800 mm and 1000 mm, as well as the advantages and disadvantages of each bored pile dimension in the construction of the Artotel Hotel Magelang. The research employs cost and time calculation methods by conducting interviews with the construction management team involved in the project and using secondary data such as project drawings. The study includes an analysis of work volume, direct costs based on contractor price proposals, and unit price analysis following the Ministry of Public Works and Housing Regulation (Permen PUPR) No. 1 of 2022. The execution time analysis is calculated based on the daily productivity of equipment and workers. The research results indicate that using bored piles with a 1000 mm diameter is more economical, with a total cost of IDR 7,644,097,156, compared to the 800 mm bored pile, which requires a price of IDR 8,026,362,549. The total completion time for all work is also faster with the 1000 mm bored pile, requiring 154 days, with a time difference of 5 days. Keywords: bored pile, cost, execution time, project efficiency Pembangunan di Indonesia mengalami perkembangan signifikan, salah satunya yaitu proyek pembangunan Hotel Artotel di Magelang, Jawa Tengah. Pekerjaan pondasi merupakan salah satu elemen penting dalam konstruksi, yang secara langsung memengaruhi biaya dan waktu pelaksanaan proyek. Pada proyek ini, pemilik proyek menetapkan rencana anggaran biaya yang ketat, sehingga memerlukan efisiensi dalam pelaksanaan pekerjaan. Sebagai respons, pihak perencana struktur mengusulkan perubahan desain dimensi pondasi bored pile dari 800 mm menjadi 1000 mm, dengan tujuan mengurangi jumlah titik pondasi dan volume pekerjaan secara keseluruhan. Penelitian ini bertujuan untuk menganalisis perbandingan biaya dan waktu pelaksanaan antara bored pile dengan diameter 800 mm dan 1000 mm serta kelebihan dan kekurangan masing-masing dimensi bored pile pada proyek pembangunan Hotel Artotel Magelang. Penelitian menggunakan metode perhitungan waktu dan biaya dengen melakukan wawancara dengan pihak manajemen konstruksi terkait proyek, serta data sekunder seperti gambar rencana. Penelitian melibatkan analisis volume pekerjaan, biaya langsung berdasarkan penawaran harga kontraktor, serta analisis harga satuan pekerjaan sesuai dengan Permen PUPR Nomor 1 Tahun 2022. Analisis waktu pelaksanaan dihitung berdasarkan produktivitas alat dan pekerja per hari. Hasil penelitian menunjukkan bahwa penggunaan bored pile 1000 mm lebih ekonomis dengan total biaya Rp 7.644.097.156, dibandingkan bored pile 800 mm yang memerlukan biaya Rp 8.026.362.549. Total waktu penyelesaian keseluruhan pekerjaan lebih cepat menggunakan bored pile 1000 mm, yakni 154 hari dengan selisih waktu 5 hari.
