Abstract

Along with the development of the population in Indonesia, the city of DKI Jakarta which is the capital and also the center of the Indonesian economy which causes many migrants from villages to seek their economic needs in Jakarta which makes Jakarta has the most population of several cities in Indonesia. Land limitations resulting from the large number of residents and also soaring land prices make it difficult for people to have various living needs such as housing, workplaces and places to shop. The diversity of these needs affects the need for space for activity. In order to increase the efficiency of these needs, it affects the needs of space that is able to accommodate several functions at once. The design of mix-used buildings is an effort to unite several functions at once in one building, which also supports the government's efforts in prioritizing vertical occupancy in the city of Jakarta. Therefore, by seeing the increasing development of the population in Jakarta every year, the construction of the concept of mixused buildings is one of the solutions, thus it needs to be a concern to create Mix-Used buildings that have functions that accommodate the needs of housing, workplaces, shopping centers and other needs needed for its users. The Ecological and Vernacular Architecture Theme Approach is a rationale for the design of this Mix-Used Building that prioritizes sustainable design and also supports efforts to utilize natural energy and artificial energy efficiency that is not renewable, the use of natural light and air but still pay attention to thermal comfort in space. Seiring dengan perkembangan jumlah penduduk di Indonesia, Kota DKI Jakarta yang merupakan Ibukota dan juga menjadi pusat ekonomi Indonesia yang menyebabkan banyaknya pendatang dari desa-desa untuk mencari kebutuhan ekonominya di Jakarta yang menjadikan Jakarta memiliki penduduk terbanyak dari beberapa kota-kota di Indonesia. Keterbatasan lahan yang diakibatkan dari banyaknya jumlah penduduk dan juga harga tanah yang melambung tinggi membuat masyarakat kesulitan dalam memiliki berbagai kebutuhan hidup contohnya hunian, tempat kerja dan tempat untuk berbelanja. Keanekaragaman kebutuhan tersebut berpengaruh pada kebutuhan ruang untuk beraktivitas. Demi meningkatkan efisiensi kebutuhan-kebutuhan tersebut berpengaruh pada kebutuhan ruang yang mampu mewadahi beberapa fungsi sekaligus. Perancangan bangunan mix-used menjadi upaya dalam menyatukan beberapa fungsi sekaligus dalam satu bangunan, dimana juga mendukung upaya pemerintah dalam mengedepankan hunian vertikal pada kota Jakarta. Oleh Karena itu dengan melihat semakin melonjaknya perkembangan penduduk di Jakarta setiap tahunnya, pembangunan konsep bangunan mix-used menjadi salah satu solusi, dengan demikian perlu menjadi perhatian untuk membuat bangunan Mix-Used yang memiliki fungsi yang mengakomodasi kebutuhan akan hunian, tempat kerja, pusat berbelanja dan kebutuhan lainnya yang dibutuhkan bagi penggunanya. Pendekatan Tema Arsitektur Ekologi dan Vernakular merupakan sebuah dasar pemikiran pada rancangan Bangunan Mix-Used ini yang mengutamakan desain yang berkelanjutan dan juga mendukung upaya pemanfaatan energi alami dan efisiensi energi buatan yang tidak terbarukan, pemanfaatan cahaya alami dan udara namun tetap memperhatikan kenyamanan termal dalam ruang.
