Abstract
The development of technology in the world of construction is very fast, one of which is Building Information Modeling (BIM) which can make construction work easier, which was originally only in the form of 2D drawings now with BIM it can make 3d models of construction projects in terms of structure, architecture and MEP so that can provide accurate information, minimize problems that will occur during the implementation period, are effective in reducing production costs and facilitate coordination between divisions due to the interconnected system, but the application of BIM in the world of Indonesian construction is still uneven due to limited human resources who control it and the facilities and infrastructure that supports the implementation of BIM, so that project budget cost overruns are often found to delay in the construction project implementation period. This study aims to determine how much the Tunnel Structure Budget Plan (RAB) at the planning stage of the Bintaro Jaya Xchange Project Phase 2 is using the Building Information Modeling method, namely Autodesk Revit. The data in this study were obtained from the results of interview questionnaires and then processed with the Autodesk Revit program for data processing and modeling of structural works such as soldier pile, capping beams, saluran air and tunnel, while Ms. Excel to process data on the cost of human resources BIM Engineer. The result of this research is the Budget Plan (RAB) at the planning stage of the tunnel structure work for the Bintaro Jaya Xchange Project Phase 2 of Rp. 6,483,547,495 with the need for human resources as many as 11 people and the execution time of the work for 5 months amounting to Rp. 419.000.000, while the cost of the tunnel structure work which consists of the total cost of iron work and foundry work is Rp. 5.894.134.086,00. Perkembangan teknologi pada dunia konstruksi sangat cepat, salah satunya yaitu Building Information Modeling (BIM) yang dapat mempermudah dalam pekerjaan konstruksi, yang awalnya hanya dalam bentuk gambar 2D sekarang dengan adanya BIM dapat membuat model 3d dari proyek konstruksi dalam segi struktur, arsitektur dan MEP sehingga dapat memberikan informasi akurat, meminimalisir masalah yang akan terjadi pada masa pelaksanaan, efektif dalam menekan biaya produksi dan mempermudah kordinasi antar divisi karena sistem yang saling terhubung, namun penerapan BIM dalam dunia konstruksi Indonesia masih belum merata karena terbatasnya sumber daya manusia yang menguasainya serta sarana dan prasarana yang mendukung penerapan BIM, sehingga masih sering ditemukan pembengkakan biaya anggaran proyek hingga keterlambatan dalam masa pelaksanaan proyek konstruksi. Penelitian ini bertujuan untuk mengetahui berapa Rencana Anggaran Biaya (RAB) pekerjaan struktur tunnel pada tahap perencanaan di proyek Bintaro Jaya Xchange Tahap 2 jika menggunakan metode Building Infromation Modeling yaitu Autodesk Revit. Data pada penelitian ini diperoleh dari hasil kuesioner wawancara kemudian diolah dengan program bantu Autodesk Revit untuk pengolahan data dan pemodelan pekerjaan struktur seperti pekerjaan soldier pile, capping beam, saluran air dan tunnel sedangkan Ms. Excel untuk mengolah data total biaya sumber daya manusia BIM Engineer. Hasil dari penelitian ini adalah Rencana Anggaran Biaya (RAB) pada tahap perencanaan pekerjaan struktur tunnel proyek Bintaro Jaya Xchange Tahap 2 sebesar Rp. 6.483.547.495 dengan kebutuhan sumber daya manusia 11 orang dan waktu pelaksanaan pekerjaan selama 5 bulan sebesar Rp. 419.000.000, sedangkan biaya pekerjaan struktur tunnel yang terdiri dari total biaya pekerjaan pembesian dan pekerjaan pengecoran sebesar Rp. 5.894.134.086,00.
