Abstract
In general, a construction project has an implementation plan and an implementation schedule (Schedule). The making of this plan refers to the estimate when the development plan was made. Problems arise because of the mismatch between the plan and its implementation. In the Aeon Mall Sentul City project, it was delayed by 14.37% in the 77th week based on the S Curve. There are many factors that cause delays in the Aeon Mall Sentul City project, the purpose of this study is to obtain factors that cause delays in project implementation and dominant factors that cause delays in the Aeon Mall Sentul City project. This research uses quantitative methods by determining research variables based on previous journals. Equipped with the distribution of stage I questionnaires to experts consisting of 5 experts and stage II questionnaires to 40 respondents. Questionnaires were distributed to staff related to the Aeon Mall Sentul City project. Questionnaire analysis was assisted by the SPSS program, namely Descriptive Analysis, Validation Test, Reliability Test, Normality Test, Multiple Regression Test, t Test, F Test, and Determination Coefficient. Based on the results of the SPSS analysis in 4 factors that caused the delay of the Aeon Mall Sentul City project, namely: (1) There was a design change during the project, (2) The large number of constructors involved in the Aeon Mall Sentul City project, so it was not well controlled by Management Construction (MK) which only has limited personnel, (3) The length of approval of the proposed revision picture, (4) Payments to workers that are not in accordance with the time specified so that workers strike, (5) The owner asks for approval of the changed matrial , whereas in the field it has been implemented according to prior agreement. Keywords: Aeon Mall Sentul City, causes of delays, construction projects, contractor perceptions. Pada umumnya suatu proyek konstruksi mempunyai rencana pelaksanaan dan jadwal pelaksanaan (Schedul). Pembuatan rencana ini mengacu pada perkiraan saat rencana pembangunan dibuat. Masalah timbul karena adanya ketidaksesuaian antara rencana dengan peaksanaannya. Pada proyek Aeon Mall Sentul City mengalami keterlambatan 14,37% pada minggu ke-77 berdasarkan Kurva S. Banyak faktor-faktor penyebab keterlambatan pada proyek Aeon Mall Sentul City, tujuan penelitian ini adalah untuk mendapatkan faktor-faktor yang menyebabkan keterlambatan pelaksanaan proyek dan faktor dominan yang menjadi penyebab keterlambatan proyek Aeon Mall Sentul City. Penelitian ini menggunakan metode kuantitatif dengan menentukan variabel penelitian berdasarkan jurnal-jurnal terdahulu. Dilengkapi dengan penyebaran kuesioner tahap I kepada para pakar yang terdiri dari 5 orang pakar dan kuesioner tahap II kepada 40 responden. Kuesioner disebar kepada staff yang terkait pada proyek Aeon Mall Sentul City. Analisis kuesioner dibantu dengan program SPSS yaitu Analisis Deskriptif, Uji Validasi, Uji Realibilitas, Uji Normalitas, Uji Regresi Berganda, Uji t, Uji F, dan Koefisien Determinasi. Berdasarkan hasil analisis SPSS di dapat 4 faktor-faktor penyebab keterlambatan proyek Aeon Mall Sentul City yaitu: (1)Terjadi perubahan desain saat proyek berlangsung, (2)Banyaknya konstraktor yang terlibat pada proyek Aeon Mall Sentul City, sehingga tidak terkontrol dengan baik oleh Manajemen Konstruksi (MK) yang hanya memiliki personil yang terbatas, (3)Lamanya persetujuan gambar revisian yang telah diajukan, (4)Pembayaran pada tenaga kerja yang tidak sesuai waktu yang telah ditetapkan sehingga pekerja mogok kerja, (5)Pihak owner meminta approval matrial dirubah, sedangkan di lapangan sudah diterapkan sesuai persetujuan sebelumnya.
