Abstract
The number of innovations and technological advances from the use of facades in industrial construction buildings. Currently, many constructions use Aluminum Composite Panel and Corrugated Metal Sheet which are anti-rust materials and these materials can speed up the process of finishing work. In-office buildings, there are several changes in the design of the planning drawings and facade specifications that cause delays in facade work and other stages of work. So in this study, the problem to be discussed is analyzing the comparison of time and costs of installing Aluminum Composite Panel to determine the speed of time in installation and cost of work by comparing the Corrugated Metal Sheet material as a special consideration because the installation system is more practical, material procurement and distribution. more efficient material. This study aims to determine the installation method which is more effective and efficient in terms of time and cost as well as the advantages of each material. The method used in this study is qualitative. The research was conducted by collecting data according to conditions in the field. Time analysis by taking data from field observations, discussions, and interviews with the project and then analyzing it using the Precedence Diagram Method (PDM) and Microsoft Project. Cost analysis by taking RAB data and Unit Price Analysis (AHSP). Analysis of material superiority using interviews and literature studies. The results showed that the time required for the installation of Aluminum Composite Panel is 55 days with installation productivity of 9.21 m2 / day, while the time required for installing Corrugated Metal Sheet is 35 days with an installation productivity of 14.47 m2 / day, there is a difference of 20 days. The cost of installing the Aluminum Composite Panel is Rp. 655,025.28 / m2 with a total cost of Rp. 331,763,754.07, while the installation of corrugated metal sheets was Rp. 418,940.40 / m2 with a total cost of Rp. 174,451,428.74, there is a difference in cost of Rp.157,312,325.32, this shows that the installation of Aluminum Composite Panel is more expensive than the Corrugated Metal Sheet. The advantages of the Aluminum Composite Panel material are in terms of aesthetics, building design functions, color choices, material resistance, and material flexibility. Meanwhile, the advantages of Corrugated Metal Sheet are in terms of resistance to temperature, panel dimensions, material weight, installation system, and material cleanliness. Keywords: Alumunium Composite Panel, Corrugated Metal Sheet, Time, Cost, Facade. Banyaknya inovasi dan kemajuan teknologi dari penggunaan facade pada bangunan konstruksi industri. Saat ini, sudah banyak konstruksi yang menggunakan material Alumunium Composite Panel dan Corrugated Metal Sheet yang merupakan bahan anti karat dan material ini dapat mempercepat proses pekerjaan finishing. Pada bangunan office, terdapat beberapa perubahan desain gambar perencanaan dan spesifikasi facade yang menyebabkan keterlambatan pada pekerjaan facade dan tahapan pekerjaan lainnya. Maka dalam penelitian ini, permasalahan yang akan dibahas adalah menganalisis perbandingan waktu dan biaya dari pemasangan Alumunium Composite Panel untuk mengetahui kecepatan waktu dalam pemasangan dan biaya pekerjaan dengan membandingkan material Corrugated Metal Sheet sebagai bahan pertimbangan khusus karena sistem pemasangan yang lebih praktis, pengadaan material dan distribusi material yang lebih efisien. Penelitian ini bertujuan untuk mengetahui metode pemasangan yang lebih efektif dan efisien dari segi waktu dan biaya serta keunggulan dari masing-masing material. Metode yang digunakan pada penelitian ini adalah metode kualitatif. Penelitian dilakukan dengan mengumpulkan data sesuai keadaan di lapangan. Analisis waktu dengan cara mengambil data dari pengamatan lapangan, diskusi dan wawancara pada pihak proyek lalu menganalisis menggunakan metode Precedence Diagram Method (PDM) dan Microsoft Project. Analisis biaya dengan cara mengambil data RAB dan Analisa Harga Satuan (AHSP). Analisis keunggulan material dengan cara wawancara dan studi literatur. Hasil penelitian menunjukkan bahwa waktu yang dibutuhkan untuk pemasangan Alumunium Composite Panel yaitu 55 hari dengan produktivitas pemasangan 9.21 m2/hari, sedangkan waktu yang dibutuhkan untuk pemasangan Corrugated Metal Sheet yaitu 35 hari dengan produktivitas pemasangan 14.47 m2/hari, terdapat selisih 20 hari. Biaya pemasangan Alumunium Composite Panel sebesar Rp.655,025.28/m2 dengan total biaya Rp. 331,763,754.07, sedangkan pemasangan Corrugated Metal Sheet sebesar Rp.418,940.40/m2 dengan total biaya Rp. 174,451,428.74, terdapat selisih biaya sebesar Rp.157,312,325.32 hal ini menunjukkan bahwa pemasangan Alumunium Composite Panel lebih mahal dibandingkan dengan Corrugated Metal Sheet. Keunggulan dari material Alumunium Composite Panel yaitu dari segi estetika, fungsi desain bangunan, pilihan warna, ketahanan material dan kelenturan material. Sedangkan keunggulan dari material Corrugated Metal Sheet yaitu dari segi ketahanan terhadap suhu, dimensi panel, berat material, sistem pemasangan dan kebersihan material.
