Abstract
The Jco Raden Inten building certainly requires architectural materials that support the beauty of the building so that visitors can enjoy it. Seeing the increase in material prices which continue to increase every year, value engineering will be carried out to obtain the most efficient cost savings. The research method used in this research is quantitative data. By processing data from interviews, observations, literature studies and project data. In its application, Value Engineering consists of 4 stages, namely the information stage, creative stage, analysis stage and recommendation stage. From the results of the value engineering analysis, it was found that the wall pair was replaced by replacing the original material using Powerblock Brand Light Brick and the facade which was originally perforated black steel became Aluminum Composite Panel (ACP). Rp. 261,144,500.27,- with a cost efficiency of 5.68% from the initial design. Facade work by changing the material from Perforated Black Steel to using Aluminum Composite Panel (ACP) at a cost of Rp. 1,664,200,776.05,- with a cost efficiency of 14.44% from the initial design. Keywords: efficient, Cost, Value Engineering Bangunan Jco Raden Inten tentunya membutuhkan material arsitektur yang mendukung keindahan bangunan agar dapat dinikmati pengunjung. Melihat kenaikan harga material yang terus meningkat setiap tahunnya maka akan dilakukan rekayasan nilai untuk didapat penghematan biaya yang paling efisien. Metode penelitian yang digunakan dalam penelitian ini adalah data kuantitatif. Dengan mengolah data hasil Wawancara, Observasi, Studi Literatur dan Data Proyek. Dalam penerapannya Value Engineering terdiri dari 4 tahap, yaitu tahap informasi, tahap kreatif, tahap analisa, dan tahap rekomendasi. Dari hasil analisis value engineering didapat pasangan dinding dengan mengganti material yang semula adalah menggunakan Bata Ringan Merk Powerblock dan Fasad yang semula perforated black steel menjadi Alumunium Composite Panel (ACP) Setelah dilakukan analisa didapatkan pengganti material awal menjadi menggunakan Bata Ringan Merk TR Block dengan biaya sebesar Rp. 261.144.500,27,- dengan efisiensi biaya 5,68% dari desain awal. Pekerjaan fasad dengan mengganti material yang semula adala Perforated Black Steel menjadi menggunakan Alumunium Composite Panel (ACP) dengan biaya sebesar Rp. 1.664.200.776,05,- dengan efisiensi biaya 14,44% dari desain awal.
