Abstract

Baywalk Mall in the Green Bay superblock area is one of the region's favorite residents due to its uniqueness. This area is located beside the waters in North Jakarta, in this area has several types based on the function of the building itself. Among them are apartments, condominiums, malls and other supporting facilities. In the mall area there is an area called the Promenade Area, Promenade Area is located on the north side that is directly adjacent to the waters. Promenade Area is a supporting area of the mall, this area has a connecting pedestrian from East Entrance and West Entrance area. This support facility is intended for visitors especially for the residents in this area. Promenade Area has some uniqueness such as having direct view to sea and public space element as supporting user activity. But unfortunately many elements of public space that does not meet the standards and certainly make the users less comfortable. This research uses qualitative descriptive method supported by quantitative method in data processing. The research variables used are Public Space Element and variable from user comfort level include (1) Accessibility, (2) Sense of protection, (3) Proportion of Shape, (4) Security, (5) Hygiene, (6) Aroma. The results of the observations show that the elements of public space located in this area have 60% percentage not according to standard and 40% according to the standard. From the results of questionnaires and interviews show the results that elements of public space greatly affect the comfort of Promenade Area users in the area of Green Bay Baywalk Mall Pluit. Baywalk Mall pada kawasan Green Bay superblock merupakan salah satu kawasan favorit penghuni pada kawasan tersebut karena keunikannya. Kawasan ini terletak disamping perairan di Utara Jakarta, pada kawasan ini memiliki beberapa tipe berdasarkan fungsi dari bangunan itu sendiri. Diantaranya ada apartment, kondominium, mall dan fasilitas pendukung lainnya. Pada kawasan mall terdapat area yang diberi nama Promenade Area, Promenade Area terletak pada sisi utara yang berbatasan langsung dengan perairan. Promenade Area merupakan area pendukung dari mall tersebut, area ini memiliki pedestrian yang menghubungkan dari area East Entrance dan West Entrance. Fasilitas pendukung ini ditujukan untuk para pengunjung terutama untuk para penghuni di kawasan ini. Promenade Area memiliki beberapa keunikan diantaranya memiliki view langsung ke arah laut dan elemen ruang publik sebagai pendukung aktifitas pengguna. Namun sayangnya banyak sekali elemen ruang publik yang tidak memenuhi standar dan tentunya membuat para pengguna kurang nyaman. Penelitian ini menggunakan metode deskriptif kualitatif yang didukung dengan metode kuantitatif dalam pengolahan datanya. Variabel penelitian yang digunakan yaitu Elemen Ruang Publik dan variabel dari tingkat kenyamanan pengguna meliputi (1) Aksesibilitas, (2) Rasa Terlindungi, (3) Proporsi Bentuk, (4) Keamanan, (5) Kebersihan, (6) Aroma. Hasil dari observasi menunjukan bahwa elemen ruang publik yang berada pada kawasan ini memiliki persentase 60% tidak sesuai standar dan 40% sesuai dengan standar. Dari hasil kuesioner dan wawancara menunjukan hasil bahwa elemen ruang publik sangat mempengaruhi kenyaman pengguna Promenade Area di kawasan Green Bay khusunya Baywalk Mall Pluit.
