Abstract
The North Sulawesi National Police School and Command Headquarters construction project requires Mutual Check 0% (MC0) within the specified time, but experiences difficulties with conventional calculation methods. To overcome this, the use of Building Information Modeling (BIM) was chosen even though it requires large operational costs. In this research, quantitative methods are used to identify the costs of using BIM and the deviation of MC0 from the Bill of Quantity (BOQ). The research results show that the cost of using BIM to obtain accurate MC0 data is IDR 217,735,219.34. The deviation of project BOQ costs from BOQ using BIM volume is IDR 11,582,254,989.15 or 7.77% of the contract value. Follow-up actions that can be taken include integrating BIM with project management and cost control software, using BIM as an early warning system, and utilizing it to get a detailed picture of the project for more effective management. Keywords : Construction Management, Cost Management, Pre-Construction, Building Proyek konstruksi Markas Komando dan Sekolah Polisi Nasional Sulawesi Utara membutuhkan Mutual Check 0% (MC0) dalam waktu yang ditentukan, namun mengalami kesulitan dengan metode perhitungan konvensional. Untuk mengatasi hal ini, penggunaan Building Information Modeling (BIM) dipilih meskipun memerlukan biaya operasional yang besar. Dalam penelitian ini, metode kuantitatif digunakan untuk mengidentifikasi biaya penggunaan BIM dan deviasi MC0 terhadap Bill of Quantity (BOQ). Hasil penelitian menunjukkan bahwa biaya untuk penggunaan BIM dalam mendapatkan data MC0 yang akurat adalah Rp 217.735.219.34. Deviasi biaya BOQ proyek terhadap BOQ yang menggunakan volume BIM adalah sebesar Rp 11.582.254.989,15 atau 7.77% dari nilai kontrak. Tindak lanjut yang dapat diambil termasuk mengintegrasikan BIM dengan manajemen proyek dan perangkat lunak pengendalian biaya, menggunakan BIM sebagai early warning system, dan memanfaatkannya untuk mendapatkan gambaran detail proyek untuk pengelolaan yang lebih efektif.
