Abstract
In construction projects, indicators of the success of a project are indicated by the achievement of on cost, on time and on quality. In practice in the field, the implementation of construction projects occurs many possibilities that cause delays, Systematic handling of the project is necessary to ensure the timing of project implementation according to the contract. Time Cost Trade Off method is a time exchange method to optimize a project that is experiencing delays. Mixed Integer Linear Programming is used as an optimization support method, namely to determine the variable number of hours worked by temporary operator workers. By adding temporary operaator workers to the working hours of the tool outside of normal working hours, it is expected to be able to maximize the quality of performance productivity results. This research data uses data on the implementation of the Maximos Cakung Cilincing Warehouse Infrastructure project, East Jakarta. The result of this study is that the normal duration in completing the Maximos Cakung Cilincing Warehouse Infrastructure project, East Jakarta is 255 days with the use of the total project cost of Rp. 18,156,545,727,-. After crashing with the use of the operator's heavy equipment working hours while outside of normal working hours, the duration of project completion becomes 252 days and the time efficiency obtained is 1.18%. The total cost of the project after crashing became Rp. 18,232,735,695,- and the cost efficiency obtained was -0.42%. With supervisory control of temporary operators and heavy equipment used, it can improve the quality of work productivity results. Dalam proyek konstruksi, indikator keberhasilan suatu proyek ditunjukkan dengan tercapainya tepat biaya, tepat waktu dan tepat mutu. Dalam praktiknya di lapangan, pelaksanaan proyek konstruksi terjadi banyak kemungkinan yang menyebabkan keterlambatan, Penanganan proyek secara sistematis diperlukan untuk memastikan waktu pelaksanaan proyek sesuai kontrak. Metode Time Cost Trade Off merupakan sebuah metode pertukaran waktu untuk mengoptimasi suatu proyek yang mengalami keterlambatan. Mixed Integer Linear Programming digunakan sebagai metode pendukung optimasi yaitu untuk menentukan variabel jumlah jam kerja pekerja operator sementara. Dengan menambah pekerja operaator sementara pada jam kerja alat diluar jam kerja normal, diharapkan mampu memaksimalkan kualitas dari hasil produktivitas kinerja. Data penelitian ini menggunakan data pelaksanaan proyek Infrastruktur Gudang Maximos Cakung Cilincing, Jakarta Timur. Hasil dari penelitian ini durasi normal dalam menyelesaikan proyek Infrastruktur Gudang Maximos Cakung Cilincing, Jakarta Timur adalah 255 hari dengan penggunaan biaya total proyek sebesar Rp. 18.156.545.727,-. Setalah dilakukan crashing dengan penggunaan jam kerja alat berat operator sementara diluar jam kerja normal, durasi penyelesaian proyek menjadi 252 hari dan efisiensi waktu yang didapat sebesar 1.18%. Penggunaan biaya total proyek setelah crashing menjadi Rp. 18.232.735.695,- dan efisiensi biaya yang didapat sebesar -0.42%. Dengan kontrol pengawasan terhadap operator sementara dan alat berat yang digunakan, dapat meningkatkan kualitas dari hasil produktivitas kerja.
