Abstract
The Kingland Avenue Apartment The Venetian Tower project located on Jl. Raya Serpong Km. 8, North Serpong, South Tangerang has a fairly large budget value found in several segments of work whose work costs have an influence on the overall project cost. The costs in these segments of work are influenced from several aspects, including in terms of materials/ materials, the way of work, the amount of labor, the time of implementation and others. Because the structural work on this project has been carried out, the analysis of this research focuses on the architectural work only. The cost of architectural work is quite large, amounting to 30.38% or worth ±84 billion of the total value of the initial cost of project planning ±277 billion as a whole. Therefore, Value Engineering needs applied to look for alternatives or ideas that aim to produce costs that are more efficient than the planned costs. The research method used in this study is quantitative data. By processing data from Interviews, Observations, Literature Studies and Project Data. In its application, Value Engineering consists of 4 stages, namely the information stage, the creative stage, the analysis stage, and the recommendation stage. From the results of Value Engineering analysis, there is an architectural work item that has the largest cost, namely wall pair work. For wall pair work, savings of Rp. 23,466,002,340 were obtained with a percentage of 67.33% of the value of wall work of Rp. 34,852,612,500 and 8.47% of the total project value of Rp. 277,169,941,725. Keywords : Alternative, Cost, Value Engineering Proyek Kingland Avenue Apartment The Venetian Tower yang terletak di Jl. Raya Serpong Km. 8, Serpong Utara Tangerang Selatan memiliki nilai anggaran cukup besar yang terdapat dibeberapa segmen pekerjaan yang biaya pengerjaannya memiliki pengaruh pada biaya proyek secara keseluruhan. Biaya pada segmen-segmen pekerjaan tersebut dipengaruhi dari beberapa aspek, diantaranya dilihat dari segi bahan/material, cara pengerjaan, jumlah tenaga kerja, waktu pelaksanaan dan lainlain. Karena pekerjaan struktur pada project ini sudah dilaksanakan sehingga analisis penelitian ini fokus terhadap pekerjaan arsitekturnya saja. Biaya pada pekerjaan arsitektur cukup besar yaitu sebesar 30,38 % atau senilai ±84 Milyar dari total nilai biaya awal perencanaan proyek ±277 Milyar secara keseluruhan. Oleh karena itu, Value Engineering perlu diterapkan untuk mencari alternatif-alternatif atau ide-ide yang bertujuan untuk menghasilkan biaya yang lebih efisien dari biaya yang telah direncanakan. Metode penelitian yang digunakan dalam penelitian ini adalah data kuantitatif. Dengan mengolah data hasil Wawancara, Observasi, Studi Literatur dam Data Proyek. Dalam penerapannya Value Engineering terdiri dari 4 tahap, yaitu tahap informasi, tahap kreatif, tahap analisa, dan tahap rekomendasi. Dari hasil analisis Value Engineering terdapat item pekerjaan arsitektur yang memiliki biaya terbesar yaitu pekerjaan pasangan dinding. Untuk pekerjaan pasangan dinding diperoleh penghematan sebesar Rp 23.466.002.340 dengan persentase sebesar 67,33% dari nilai pekerjaan dinding sebesar Rp 34.852.612.500 dan 8,47% dari nilai total proyek sebesar Rp 277.169.941.725.
