Abstract
Perum Perumnas is a State-Owned Enterprise (BUMN) engaged in the provision of housing. Perum Perumnas through the Samesta Mahata Margonda Project created a residential apartment with the concept of Transit Oriented Development (TOD) which is directly connected to Pondok Cina Station which is very strategically located in the heart of Depok City. Referring to Presidential Regulation Number 12 of 2021 concerning Amendments to Presidential Regulation Number 16 of 2018 concerning Procurement of Goods/Services, it is possible to carry out work with an Integrated Design and Build system. This method is considered more efficient in terms of time and cost than the conventional Design Bid and Build method. Where this research uses the Project Management Body of Knowledge (PMBOK). This final project aims to identify any risks in the Design and Build contract to the project completion time and to find out the highest risk in the design and build contract to the project completion time by taking precautions against risks that fall into the high risk category in the Design and Build contract. based on the management owner's ability factor, design factor and builder factor. The method used in identifying the risks that occur is the Probability Impact Matrix. Existing risks can be used as a reference for contracts with the next Design and Build system. Keywords : design and build, risk management, time Perum Perumnas adalah suatu Badan Usaha Milik Negara (BUMN) yang bergerak dibidang penyediaan perumahan. Perum Perumnas melalui Proyek Samesta Mahata Margonda menciptakan hunian apartemen berkonsep Transit Oriented Development (TOD) yang terhubung langsung dengan Stasiun Pondok Cina yang terletak sangat strategis di jantung Kota Depok. Mengacu pada Peraturan Presiden Nomor 12 Tahun 2021 tentang Perubahan Atas Peraturan Presiden Nomor 16 Tahun 2018 tentang Pengadaan Barang/ Jasa, dimungkinkan untuk dilaksanakannya pekerjaan dengan sistem Terintegrasi Rancang dan Bangun (Design and Build). Metode ini dinilai lebih efisien dari sisi waktu dan biaya daripada metode konvensional Design Bid and Build. Dimana penelitian ini menggunakan Project Management Body of Knowledge (PMBOK). Tugas akhir ini bertujuan untuk mengidentifikasi risiko apa saja pada kontrak Design and Build terhadap waktu penyelesaian proyek serta untuk mengetahui risiko tertinggi pada kontrak design and build terhadap waktu penyelesaian proyek dengan melakukan tindakan pencegahan terhadap risiko – risiko yang masuk kategori risiko tinggi pada kontrak Design and Build berdasarkan faktor kemampuan management owner, faktor design dan faktor builder. Metode yang digunakan dalam mengidentifikasi risiko yang terjadi adalah dengan Probability Impact Matrix. Risiko – risiko yang ada dapat menjadi acuan untuk kontrak dengan sistem Design and Build selanjutnya. Kata Kunci : Design and Build, manajemen risiko, waktu.
