Abstract

Currently, the construction of high-rise buildings, especially in big cities in Indonesia, is one of the alternative developments carried out in order to overcome land limitations. Of course, the preparation for K3 or what is commonly called Occupational Safety, Health and Safety is needed. This analysis aims to determine the factors that hinder the implementation of the construction of office and residential building projects, the dominant factors, and how to solve them. The method used is a quantitative method, namely a method that uses data collection techniques from interviews and questionnaires to the project implementers. The research location is an office building and residential (storey) building project in Kebon Jeruk, West Jakarta. Based on the results of the overall analysis, it can be concluded that the factors that affect performance in working on the Aspects of Work Equipment and Clothing Factors, Vehicle Path Factors, Fire Factors, Equipment and Machinery Factors, Electrical and Sound Factors, Public Protective Factors, General Factors, Occupational Health Factors, and Factors Project materials and waste. the dominant factor is the safety factor, and the solution is to increase the project's safety factor such as making a guardrail in an open area to minimize work accidents. Proyek pembangunan gedung bertingkat tinggi khususnya dikota besar di Indonesia saat ini merupakan salah satu alternatif pembangunan yang dilakukan dalam rangka mengatasi keterbatasan lahan. Tentunya dibutuhkannya kematangan persiapan dari K3 atau yang biasa disebut Keamanan, Kesehatan, dan Keselamatan Kerja. Analisis ini bertujuan untuk mengetahui faktor-faktor yang menghambat pelaksanaan pembangunan proyek gedung perkantoran dan hunian, faktor dominan, dan bagaimana solusinya. Metode yang digunakan adalah metode kuantitatif yaitu metode yang menggunakan teknik pengumpulan data dari wawancara dan kuesioner terhadap pihak pelaksana proyek. Untuk lokasi penelitian yaitu proyek pembangunan gedung perkantoran dan hunian (bertingkat) di Kebon Jeruk, Jakarta Barat. Berdasarkan hasil analisis secara keseluruhan didapatkan kesimpulan Faktor yang mempengaruhi performa dalam pengerjaan Faktor Aspek Peralatan dan Pakaian Kerja, Faktor Jalur Kendaraan, Faktor Kebakaran, Faktor Peralatan dan Mesin, Faktor Listrik dan Suara, Faktor Pelindung Publik, Faktor Umum, Faktor Kesehatan kerja, dan Faktor Material dan Sampah proyek. faktor yang mendominan yaitu faktor keamanan, dan solusinya yaitu meningkatkan Faktor Keamanan proyek tersebut seperti pembuatan pagar pembatas diarea terbuka untuk meminimalisir terjadinya kecelakaan kerja. Kata Kunci : Pembangunan Gedung Bertingkat, Keselamatan Kerja, Analisis Faktor Keterlambatan.
