Abstract

The city capacity is limited and population growth continues, meanwhile, the amount of housing needed is fulfilled. Based on the Annual Report of Tanah Abang District (BPS, 2019), the total population of Tanah Abang is 174 332 people, based on social and economic conditions, Age is classified as a productive age with limited land and the number of snack stands on the side of Kebon Kacang 41 road, this is an effort of the settlers to improve their economy. For social activities in the Tanah Abang area, Kebon Kacang according to (BPS, 2019) there is no open ground garden that can be used as a space to interact with one another. Emphasis on the theme and rationale is directed at the building of flats that open up communal space and opportunities for market activity. In an effort to improve the sustainability of the settlers in the socio-economic aspects and social interactions. Based on these problems, the basic concept proposed by creating a green open space combined with agricultural land and also to improve the expertise of the residents of the flat, create a training course room and set up a stand. snacks with modern markets, the concept of unit design is made with modules of 4.5 mx 8 m and the concept of housing combines balconies, residential circulation with, then the concept of site and environment is divided into 7 parts and other concepts such as Zero Run off to sustainable waste management in flats Keywords: Flats, Rusunami, Modern Markets, Low-Income Communities, Energy Saving Architecture Daya tampung kota yang terbatas dan pertumbuhan penduduk yang terus berlangsung, sementara itu besarnya pemenuhan kebutuhan tempat tinggal, Berdasarkan Laporan Tahunan Kecamatan Tanah Abang (BPS, 2019), jumlah total penduduk tanah abang sebanyak 174 332 Jiwa, Berdasarkan kondisi sosial dan ekonomi, pemukikam dengan usia tergolong dalam usia produktif dengan keterbatasan lahan serta banyaknya stand jajanan di pinggir jalan kebon kacang 41, hal tersebut merupakan upaya pemukim untuk meningkatkan ekonominya. Untuk kegiatan sosial wilayah Tanah abang, Kebon kacang menurut (BPS, 2019) belum adanya taman terbuka open ground yang dapat dimanfaatkan sebagai ruang untuk saling berinteraksi satu sama lain. Penekanan tema dan dasar pemikiran diarahkan pada bangunan rumah susun yang membuka penyediaan ruang komunal dan peluang dalam aktivitas pasar. Sebagai upaya untuk meningkatkan keberlangsungan pemukim dalam aspek sosial ekonomi dan interaksi sosial.Berdasarkan permasalah-permasalahan tersebut, maka konsep dasar yang diusulkan dengan membuat ruang terbuka hijau yang dikombinasikan dengan lahan pertanian dan juga untuk meningkatkan keahlian warga rusun maka dibuatkannya ruang pelatihan kursus serta Menata stand jajanan dengan pasar modern, pada konsep perancangan unit dibuat dengan modul 4.5 m x 8 m dan konsep tata hunian menyatukan balkon, sirkulasi hunian dengan, selanjutnya konsep tapak dan lingkungan yang dibagi menjadi 7 bagian serta konsep lainnya seperti Zero Run off sampai dengan pengelolaan sampah yang berkelanjutan pada rumah susun Kata Kunci : Rumah Susun, Rusunami, Pasar Modern, Masyarakat Berpenghasilan rendah, Arsitektur Hemat Energi
