Abstract
Dwelling and housing are one of human basic needs. Unfortunately, at times, this needs are often neglected because of many reasons. One of it is how high the rent cost needed, especially for poor people in big cities. Housing spaces are getting littler and the cost are soaring high, despite the increasing of urbanization numbers. These low income people then get pushed away from the community and risking developing new slum nodes inside the capital city of Jakarta. That’s why housing is still being one of issues needing creative problem solving skill. The most often used solution for this housing issue is building vertical housings, or called as rumah susun. In developing and planning this kind of housing, the designer can’t just stop at the user’s primal needs, but also how this building can accommodate the communal needs of the urbanization community. It’s vital to make the user feels homey dwelling in rusun for it’s to prevent new coming problems, such as underdeveloped and shabby building, wrong-targeted housing, and other undesired problems. To be added, in the design process, there are many other issues to be considered. This design has to heed the construction cost as it needs to be as low as possible for low income people. But on the other side, the design also has to empowering green architecture and sustainable development as its core. Hunian atau tempat tinggal merupakan salah satu kebutuhan dasar manusia. Sayangnya, kebutuhan ini kerap kali terabaikan karena masyarakat sulit menjangkaunya, terlebih lagi bagi masyarakat di kota-kota besar. Lahan untuk hunian semakin lama semakin mahal, sedangkan masyarakat urbanisasi semakin meningkat jumlahnya. Masyarakat berpenghasilan rendah semakin tergusur dan beresiko menumbuhkan area-area hunian kumuh baru di dalam lingkup kota DKI Jakarta. Hal ini masih menjadi salah satu masalah yang membutuhkan penyelesaian kreatif. Salah satu solusi persoalan hunian bagi masyarakat berpenghasilan rendah adalah pembangunan hunian vertikal atau lebih dikenal dengan pembangunan rumah susun. Bangunan hunian ini tidak cukup berhenti pada kebutuhan dasar, yaitu sebagai naungan, tetapi juga harus mampu mengakomodasi kebutuhan masyarakat urbanisasi yang menjunjung keguyuban ini. Hal ini bertujuan agar penghuni merasa nyaman tinggal di rusun, dan mencegah permasalahan baru seperti rumah susun yang mangrak, kumuh, penghuni rusun yang salah sasaran, dan permasalahan lainnya. Dalam proses perancangan, banyak isu yang perlu diperhatikan. Bangunan ini harus memperhatikan sisi biaya pembangunan agar hunian tetap terjangkau oleh masyarakat berpenghasilan rendah. Di sisi lain perancangan ini juga harus membawa konsep bangunan hijau dan pembangunan berkelanjutan.
