Abstract

Along with the development of DKI Jakarta, where the population increases, limited land and high land prices are problems in providing proper housing for people, especially those with low income, so one solution is the construction of vertical housing or better known as the construction of flats. It is undeniable that the low-income people who are the targets of these flats are partly urbanized communities, namely people who move from villages to cities in search of a better life. This urbanized society has a culture or way of life of rural communities that emphasizes social interaction in their social interactions, and this culture is still attached even though they have moved from the village to the city. Therefore, a form of apartment is needed that accommodates the needs of this urbanized community, so that they feel at home living in a flat and the activities of this lowincome apartment community can be carried out properly and do not cause new problems such as stalled or slum flats. Seiring dengan berkembangnya Kota DKI Jakarta dimana semakin bertambahnya populasi penduduk, keterbatasan lahan dan mahalnya harga tanah menjadi masalah dalam penyediaan hunian layak bagi masyarakat terutama mereka yang berpenghasilan rendah, maka salah satu solusinya adalah pembangunan hunian vertical atau lebih dikenal dengan pembangunan rumah susun. Tidak bisa dipungkiri bahwa masyarakat berpenghasilan rendah yang menjadi sasaran rumah susun ini sebagian adalah masyarakat urbanisasi, yaitu masyarakat yang berpindah dari desa ke kota untuk mencari penghidupan yang lebih baik. Masyarakat urbanisasi ini memiliki kebudayaan atau cara hidup masyarakat desa yang menonjolkan keguyuban dalam berinteraksi sosialnya, dan budaya ini masih melekat meskipun mereka sudah berpindah dari desa ke kota. Oleh karena itu dibutuhkan bentuk rumah susun yang mengakomodasi kebutuhan masyarakat urbanisasi ini, agar mereka betah tinggal di rumah susun dan kegiatan masyarakat rumah susun yang berpenghasilan rendah ini bisa terlaksana dengan baik dan tidak menimbulkan permasalah baru seperti rumah susun yang mangkrak, atau kumuh.
