Abstract

Time and cost control is the most systematic effort of a company to achieve the goals to be achieved by planning to compare work performance with plans and make appropriate actions to correct errors. One of the methods used in time and cost control is the Earned Value method to estimate the achievement of targets using three indicators, namely: ACWP, BCWS, and BCWP and determine the value of SV, CV and SPI, CPI and EAC and ETC. The purpose of this study was to determine the changes and application of material specifications to the time and cost performance of the Gateway Park Bekasi Apartment development project using the Earned Value method. The final result of this research is the value of the initial budget plan for the 60th week of Rp. 83,908,599,549. In processing this data, the BCWS value is Rp. 83,908,599,549, BCWP Rp. 72,514,893,816, and ACWP Rp. 75,584,866,479. For the 60th week of CV, the value is Rp. 332,695,295, for the SV value of Rp. 1,073,855,151. Meanwhile, the cost for completing the work up to week 67 for BCWP is Rp. 11,393.705,735, for ACWP is Rp. 8,323,733,075 and CV value of Rp. 3,069,972,660. For changes in the contract value due to changes in the specifications of the iron material into wiremesh M6-U50 and M7-U50, a reduction of Rp. - 5,593,860,700 was obtained, with the iron ratio being 156.5 kg/m3 and an increase in the work value of the M6-U50 and M7-U50 wiremesh pairs. of Rp. 1,795,655,292. Pengendalian waktu dan biaya adalah usaha yang paling sistematis dari sebuah perusahaan untuk mencapai sasaran yang akan diraih dengan rencana membandingkan prestasi kerja dengan rencana dan membuat tindakan yang tepat untuk mengoreksi kesalahan. Salah satu metode yang digunakan dalam pengendalian waktu dan biaya adalah Metode Earned Value untuk membuat perkiraan pencapain sasaran dengan menggunakan tiga indikator yaitu: ACWP, BCWS, dan BCWP serta menetukan nilai SV, CV Dan SPI, CPI serta EAC dan ETC. Tujuan dari penelitian ini adalah untuk mengetahui perubahan dan penerapan spesifikasi material terhadap kinerja waktu dan biaya pada proyek pembanguan Apartemen Gateway Park Bekasi dengan menggunakan Metode Earned Value. Hasil akhir dari penelitian ini di peroleh nilai rencana anggaran biaya awal minggu ke 60 sebesar Rp 83.908.599.549. Pada pengolahan data ini didapatkan nilai BCWS sebesar Rp. 83.908.599.549, BCWP Rp. 72.514.893.816 , dan ACWP Rp. 75.584.866.479. Untuk nilai CV minggu ke 60 di peroleh sebesar Rp 332.695.295, untuk nilai SV sebesar Rp. 1.073.855.151. Sedangkan biaya untuk penyelesaian pekerjaan sampai dengan minggu ke 67 untuk BCWP sebesar Rp 11.393.705.735, Untuk ACWP sebesar Rp. 8.323.733.075 dan nilai CV sebesar Rp. 3.069.972.660. Untuk perubahan nilai kontrak yang diakibatkan perubahan spesifikasi material besi menjadi wiremesh M6-U50 dan M7-U50 didapatkan pengurangan sebesar Rp.- 5.593.860.700, dengan rasio besi menjadi 156.5 kg/m3 dan penambahan nilai pekerjaan pasangan wiremesh M6-U50 dan M7-U50 sebesar Rp. 1.795.655.292.
