Abstract

Selection of the right and fast implementation decisions can get the job done in a timely manner and with minimal costs. In this study the authors will analyze the impact of work delays on construction costs and time. This research will be conducted at the Arandra Residence Project which is located on Cempaka Putih Central Jakarta. In carrying out this work there was a delay in work on the raft foundation tower 2 and tower 3 of the Arandra Residence Cempaka Putih Apartment Project in Central Jakarta by the Task Giver waiting for the apartment to be sold, if the continuation time is not decided then there will be a delay in time and additional preliminaries costs. The focus of this final project discussion is to find out the results of time and cost comparisons between work in accordance with the initial plan with design changes and factors causing delays, the discussion here is on the Contractor's side to provide data to the Task Giver to submit a claim for added costs. Based on the results of the analysis that has been carried out, it is known that the total cost of the raft foundation work if it can be done according to the initial contract in September 2017 and completed in December 2017 the value of the work is Rp 8,845,652,825, - (Eight Billion Eight Hundred Forty Five Million Six Hundred Fifty Two Thousand Eight Hundred Twenty Five Rupiah), and after there is a delay in work and work is resumed, there is an additional cost for equipment rental during the delay and preparatory work with the total value of the work being Rp.10,777,833,430 (Ten Billion Seven Hundred Seventy Seven Million Eight Hundred Thirty Three Thousand Four Hundred Thirty Rupiah), the deviation of additional costs is Rp 1,932,180,604, - (One Billion Nine Hundred Thirty-Two Million One Hundred Eighty Thousand Six Hundred Four Rupiah). Keywords: Cost, Cause, Impact, Contract, work delays. Pemilihan keputusan pelaksanaan yang tepat dan cepat dapat menyelesaikan pekerjaan dengan tepat waktu dan dengan biaya yang minim. Pada penelitian ini penulis akan menganalisis dampak penundaan pekerjaan terhadap biaya dan waktu konstruksi. Penelitian ini akan dilakukan di Proyek Arandra Residence yang berlokasi di Cempaka Putih Jakarta Pusat. Dalam pelaksanaan pekerjaan ini ada penundaan pekerjaan pada pondasi raft foundation tower 2 dan tower 3 Proyek Apartemen Arandra Residence Cempaka Putih Jakarta Pusat oleh Pemberi Tugas menunggu Apartemen terjual, jika waktu kelanjutan tidak kunjung diputuskan maka akan terjadi keterlambatan waktu dan penambahan biaya preliminaries. Fokus pembahasan tugas akhir ini yaitu untuk mengetahui hasil perbandingan waktu dan biaya antara pekerjaan sesuai dengan rencana awal dengan perubahan desain dan faktor-faktor penyebab penundaan, pembahasan disini pada sisi Kontraktor untuk memberikan data kepada pihak Pemberi Tugas untuk mengajukan klaim biaya tambah. Berdasarkan hasil analisis yang telah dilakukan diketahui bahwa total biaya pekerjaan raft foundation apabila dapat dikerjakan sesuai kontrak awal di bulan september 2017 dan selesai di bulan desember 2017 nilai pekerjaanya adalah Rp.8.845.652.825,- (Delapan Milyar Delapan Ratus Empat Puluh Lima Juta Enam Ratus Lima Puluh Dua Ribu Delapan Ratus Dua Puluh Lima Rupiah), dan setelah ada penundaan pekerjaan dan dimulai kembali pekerjaanya maka ada penambahan biaya untuk sewa peralatan selama penundaan dan pekerjaan persiapan kembali dengan total nilai pekerjaan menjadi Rp 10.777.833.430 (Sepuluh Milyar Tujuh Ratus Tujuh Puluh Tujuh Juta Delapan Ratus Tiga Puluh Tiga Ribu Empat Ratus Tiga Puluh Rupiah), deviasi penambahan biaya adalah Rp 1.932.180.604,- (Satu Milyar Sembilan Ratus Tiga Puluh Dua Juta Seratus Delapan Puluh Ribu Enam Ratus Empat Rupiah).
