Abstract
Construction management teaches three things that are related to the continuation of a project, which are cost, time and quality. The Planning of a project financing should be base on the amount of workload and resources that need to be invested in the construction of the project. In this case, the parking lot building project did not go as expected. There are many things that become obstacles which caused the delay of a project, such as the paid costs and the time limit that has been set. The results of this study, the 8th week evaluation using the Earned Value Method shows that it was estimated that it would take another 35 weeks with the costs issued at IDR 8,324,869,579 and the factor that cause the project to be delayed in the 8th week were late withdrawals of owner funds (X7 ) with a value of CR 0.824 . For the 14th week evaluation, it was estimated that it would take another 39 weeks with the costs issued at IDR 10,230,820,837.50 and the factor that caused the project to be delayed in 14th week was the lack of supervision in the field (X16) with a value of CR 0,817. For the 17th week evaluation it was estimated that it would take another 33 weeks with the costs issued at IDR 10,567,820,286.38 and the factor that caused the project to be delayed in the 17th week was lack of skills and work motivation of the workers in the field (X14) with a value of CR 0,863 results of analysis using Structural Equation Modeling (SEM) Keywords: Cost, Time, SEM, Parking lot Building Manajemen konstruksi mengajarkan tiga hal yang berkaitan dengan lancar/tidaknya suatu proyek yaitu biaya, waktu, dan mutu. Merencanakan suatu pembiayaan proyek harus didasari dengan berapa volume yang di kerjakan dan berapa jumlah sumberdaya yang harus dikerahakn dalam pembangunan proyek tersebut. Dalam kasus proyek parkiran ini tidak berjalan sesuai apa yang diharapkan ada banyak hal yang menghambat dalam keterlambatan suatu proyek baik dari biaya yang harusnya dibayarkan maupun segi waktu yang sudah ditetapkan. Hasil penelitian .ini untuk evaluasi menggunakan metode Earned Value Method pada minggu ke-8 diperkirakan butuh waktu 35 minggu lagi dengan biaya yang di keluarakan Rp 8.324.869.579 dan faktor yang menyebabkan terlambatnya proyek pada minggu ke8 adalah keterlambatan pencairan dana owner (X7) dengan nilai CR 0,824, untuk evaluasi minggu ke17- diperkirakan butuh waktu 39 minggu lagi dengan biaya yang di keluarakan Rp 10.230.820.837,50 dan faktor yang menyebabkan terlambatnya proyek pada minggu ke-14 adalah kurangnya pengawasan dilapangan (X16) dengan nilai CR 0,817 dan untuk evaluasi minggu ke-17 diperkirakan butuh waktu 33 minggu lagi dengan biaya yang di keluarakan Rp 10.567.820.286,38 dan faktor yang menyebabkan terlambatnya proyek pada minggu ke-17 kurangnya keahlian dan keterampilan serta motivasi kerja para pekerja dilapangan (X14) dengan nilai CR 0,863 menggunakan Structural Equation Modelling (SEM) Kata Kunci : Biaya, Waktu, SEM, Bangunan Parkir
