Abstract
Perhitungan volume dan biaya pekerjaan struktur merupakan faktor penting dalam proyek konstruksi karena memengaruhi efisiensi pelaksanaan dan ketepatan anggaran. Metode konvensional yang menggunakan gambar kerja dua dimensi (2D) dan perhitungan manual masih banyak diterapkan, namun memiliki keterbatasan berupa risiko human error dan waktu pengerjaan yang relatif lama. Perkembangan teknologi Building Information Modeling (BIM) melalui perangkat lunak Autodesk Revit menawarkan perhitungan volume dan biaya yang lebih terintegrasi dan otomatis. Pada objek penelitian besar volume dan estimasi biaya masih menggunakan Metode Konvensional. Penelitian ini bertujuan untuk menganalisis dan membandingkan perhitungan volume dan biaya elemen struktur antara Metode BIM Autodesk Revit dan Metode Konvensional pada Bangunan Penunjang proyek Pembangunan Jakarta Gelora Marriott Hotel, Service Apartment Gelora Hotel (SAGH) yang berlokasi di Palmerah, Jakarta Pusat. Pada Penelitian ini menghasilkan permodelan gambar tiga dimensi (3D) dan perbandingan perhitungan Quantity dan Biaya. Berdasarkan hasil perhitungan ditunjukan perbedaan kedua metode dengan Metode Konvensional lebih besar, volume beton lebih besar sebesar 638.93 m³ (10,46%), sementara volume tulangan sebesar 88.532,16 kg (26,75 %). Perbedaan ini disebabkan oleh adanya toleransi material waste sebesar 5 -10% yang ditambahkan dalam perhitungan Metode Konvensional, mengantisipasi kehilangan material dan kebutuhan besi tidak diduga. Sedangkan Metode BIM menghitung volume dilakukan berdasarkan model tiga dimensi secara tanpa asumsi tambahan. Berdasarkan efektivitas, metode BIM terbukti lebih efektif dalam akurasi dan kemudahan dalam perubahan jika diperlukan, karena setiap perubahan desain langsung terintegrasi dengan data volume dan estimasi biaya yang dihasilkan. Pada penelitian ini disimpulkan bahwa Metode BIM merupakan metode estimasi yang layak diterapkan dalam proyek Pembangunan low rise untuk mendukung efisiensi dan keakuratan dalam melangsungkan perencanaan elemen struktur. Calculation of volume and cost of structural work are important factors in construction projects because they affect accuracy and implementation budget efficiency. Conventional methods that use two-dimensional (2D) work drawings and manual labor are still widely used, although they have drawbacks such as human error risk and relatively long work times. The advancement of Building Information Modeling (BIM) technology through the Autodesk Revit software allows for more integrated and automated volume and cost calculations. Although the BIM method has already been implemented, the conventional method is still used for large-scale volume analysis and biaya estimation. The purpose of this study is to analyze and compare the volume and structural elements of the Jakarta Gelora Marriott Hotel, Service Apartment Gelora Hotel (SAGH), which is located in Palmerah, Jakarta Pusat, using the BIM Autodesk Revit method and the conventional method. This study results in a three-dimensional (3D) graphic representation and a comparison between quantity and biaya. Based on the results of the experiment, there is a greater difference between the two methods compared to the conventional method. The volume of beton is larger, measuring 638.93 m³ (10,46 %), while the volume of tulangan is 88.532,16 kg (26,75 %). This discrepancy is caused by a material waste tolerance of around 5–10% that is included in the conventional method, which eliminates material shortages and unmet needs. In contrast, the BIM method of calculating volume is based on a threedimensional model without any assumptions. Based on effectiveness, the BIM method is more effective in accuracy, and ease of change when necessary because every design change is integrated with data volume and estimated costs. According to this study, the BIM method is an estimation technique that may be used in lowrise construction projects to increase efficiency and accuracy in determining structural elements.
