Abstract

Penelitian ini berfokus pada penerapan value engineering (VE), dengan studi kasus pada bangunan ADARO Metallurgical Coal Technology Research Center PT. Maruwai Coal. Desain struktur dari bangunan tersebut dinilai overdesigned, sehingga perlu dilakukan value engineering (VE). Penerapan value engineering (VE) diharapkan dapat mencapai desain struktur baja yang lebih efisien dengan tetap mempertahankan kekuatan dan kinerja sesuai dengan dengan standar yang berlaku. Penelitian ini bertujuan untuk mengevaluasi desain struktur bangunan, yang kemudian dilakukan penerapan value engineering (VE) untuk mengetahui seberapa jauh desain struktur tersebut dapat dioptimalkan. Penelitian ini pun bertujuan untuk mengetahui besarnya penurunan volume baja yang tentu juga berdampak pada besarnya penghematan dari segi biaya material yang digunakan setelah penerapan value engineering (VE). Hasil evaluasi struktur menunjukkan bahwa sebagian besar profil baja yang digunakan pada desain awal berpotensi untuk dilakukan optimasi dimensi penampang melalui value engineering (VE). Berdasarkan hasil penerapan value engineering (VE), didapatkan bahwa terjadi peningkatan nilai lendutan serta nilai rasio PMM, namun dengan peningkatan yang terjadi, profil-profil baja hasil value engineering (VE) masih mampu menahan beban-beban yang terjadi. Berdasarkan hasil penerapan value engineering (VE), didapatkan bahwa terjadi penurunan volume baja sebesar 5,78 Ton atau sebesar 7,09%, serta terjadi penghematan biaya material sebesar Rp. 199.235.745,83 atau sebesar 10,91% dari biaya desain awal. This research focuses on the application of value engineering (VE), with a case study of the ADARO Metallurgical Coal Technology Research Center building, PT Maruwai Coal. The structural design of the building was assessed as overdesigned, therefore requiring the implementation of value engineering (VE). The application of value engineering (VE) is expected to achieve a more efficient steel structure design while still maintaining strength and performance in accordance with applicable standards. This study aims to evaluate the building’s structural design after the implementation of value engineering (VE), in order to determine the extent to which the structural design can be optimized. In addition, this research also aims to identify the magnitude of steel volume reduction, which consequently has an impact on the amount of cost savings in terms of material costs after the application of value engineering (VE). The results of the structural evaluation show that most of the steel profiles used in the initial design have the potential for cross-sectional dimension optimization through value engineering (VE). Based on the results of the value engineering (VE) implementation, it was found that there was an increase in deflection values and PMM ratio values; however, despite these increases, the steel profiles resulting from the value engineering (VE) process are still capable of resisting the applied loads. Furthermore, based on the results of the value engineering (VE) implementation, a reduction in steel volume of 5.78 tons or 7.09% was achieved, along with material cost savings of Rp 199,235,745.83 or 10.91% of the initial design cost.
