Abstract

Construction projects have time, cost, and quality constraints that must be managed optimally to ensure implementation is in accordance with the plan. In the Proyek Pembangunan Area J5 & Gudang Crem PT. Paragon, work implementation experienced delays due to the initial scheduling that was not arranged based on the work network and the addition of work (addwork) that was not accommodated in the initial time schedule. This condition resulted in the failure to identify the project's critical path so that implementation control became less effective. This study aims to re-analyze the project implementation time using the Precedence Diagram Method (PDM) using Microsoft Project software, in order to find out which work items are on the critical path, the duration of project completion after the addition of work, and a comparison of the duration between the initial schedule and the schedule resulting from the PDM analysis. This study also aims to analyze project costs using the AHSP Regulation of the Minister of PUPR for the Field of Cipta Karya, as well as to compare costs between the initial costs and the costs resulting from the AHSP Regulation of the Minister of PUPR. The research method used was analytical research using project data obtained directly from the implementing contractor, including the Cost Budget Plan (RAB), time schedule, add-work documents, and project working drawings. The research results are expected to provide a more realistic and structured picture of the project's implementation time and costs, and serve as a reference in preparing the construction project budget and scheduling plan to minimize future delays. Proyek konstruksi memiliki keterbatasan waktu, biaya, dan mutu yang harus dikelola secara optimal agar pelaksanaannya sesuai dengan rencana. Pada Proyek Pembangunan Area Aktivitas J5 & Gudang Crem PT. Paragon, pelaksanaan pekerjaan mengalami keterlambatan akibat penjadwalan awal yang tidak disusun berdasarkan jaringan kerja serta adanya penambahan pekerjaan (addwork) yang belum terakomodasi dalam time schedule awal. Kondisi tersebut menyebabkan tidak teridentifikasinya lintasan kritis proyek sehingga pengendalian waktu pelaksanaan menjadi kurang efektif. Penelitian ini bertujuan untuk menganalisis ulang waktu pelaksanaan proyek dengan menggunakan metode Precedence Diagram Method (PDM) dengan menggunakan software Microsoft Project, guna mengetahui item pekerjaan yang berada pada jalur kritis, durasi penyelesaian proyek setelah adanya addwork, serta perbandingan durasi antara jadwal awal dan jadwal hasil analisis PDM. Pada penelitian ini juga bertujuan untuk menganalisis biaya proyek dengan maenggunakan AHSP Permen PUPR Bidang Cipta Karya, serta melakukan perbandingan biaya antara biaya awal dengan biaya hasil AHSP Permen PUPR. Metode penelitian yang digunakan adalah penelitian analisis dengan data proyek yang diperoleh langsung dari kontraktor pelaksana, meliputi Rencana Anggaran Biaya (RAB), time schedule, dokumen addwork, dan gambar kerja proyek. Hasil penelitian diharapkan dapat memberikan gambaran waktu pelaksanaan dan biaya proyek yang lebih realistis dan terstruktur, serta menjadi acuan dalam penyusunan rencana anggaran biaya dan penjadwalan proyek konstruksi agar keterlambatan pelaksanaan dapat diminimalkan di masa mendatang.
