Abstract
One of the important stages in the construction process is the implementation of tenders. In the tender process, the time given is generally very limited, so a fast and accurate volume calculation method is required. An innovation that is widely used to support this is BIM (Building Information Modelling). BIM is a system that includes various information in a construction project, starting from the planning, implementation, to maintenance stages. The volume calculation process that was previously done manually is now starting to be replaced by BIM-based software. One of the suitable BIM-based software for the calculation of tender volumes is Cubicost. Cubicost is a software developed by Glodon that is used for quantity calculation and cost estimation in construction projects. In this study, Cubicost TAS (Take-Off Architecture and Structure) software was used for volume output expenditure and Cubicost TBQ (Take-Off Bill of Quantities) for the preparation of cost budget plans. The object reviewed in this study is a steel structure warehouse building. The research was conducted to compare the time of calculating quantity take-off to the preparation of cost budget plans with conventional methods and by using Cubicost's 5D BIM software. The results of the analysis obtained showed that the need for quantity take off work time to the preparation of a cost budget plan using Cubicost TAS and TBQ was 8.99% faster than using conventional methods. Regarding the results of the calculation of the total price using the conventional method, a value of Rp. 7,176,255,861.89 was obtained and by using Cubicost of Rp. Rp.7,167,874,611.79. Keywords : Tender, Quantity take-off, BIM, Cubicost Salah satu tahapan penting dalam proses kegiatan konstruksi adalah pelaksanaan tender. Dalam proses tender, waktu yang diberikan umumnya sangat terbatas, sehingga diperlukan metode perhitungan volume yang cepat dan akurat. Inovasi yang banyak digunakan untuk mendukung hal tersebut adalah BIM (Building Information Modelling). BIM merupakan suatu sistem yang mencakup berbagai informasi dalam satu proyek konstruksi, mulai dari tahap perencanaan, pelaksanaan, hingga pemeliharaan. Proses perhitungan volume yang sebelumnya dilakukan secara masnual kini mulai digantikan oleh perangkat lunak berbasis BIM. Salah satu perangkat lunak berbasis BIM yang sesuai untuk perhitungan volume tender adalah Cubicost. Cubicost merupakan perangkat lunak yang dikembangkan oleh Glodon yang digunakan untuk perhitungan kuantitas dan estimasi biaya dalam proyek konstruksi. Dalam penelitian ini digunakan perangkat lunak Cubicost TAS (Take-Off Architecture and Structure) untuk pengeluaran output volume dan Cubicost TBQ (Take-Off Bill of Quantities) untuk penyusunan rencana anggaran biaya. Objek yang ditinjau pada penelitian ini yaitu bangunan gudang struktur baja. Penelitian dilakukan untuk membandingkan waktu perhitungan quantity take-off hingga penyusunan rencana anggaran biaya dengan metode konvensional dan dengan menggunakan perangkat lunak BIM 5D Cubicost. Hasil analisis yang didapatkan, kebutuhan waktu pekerjaan quantity take off hingga penyusunan rencana anggaran biaya menggunakan Cubicost TAS dan TBQ lebih cepat 8,99 % dibandingkan menggunakan metode konvensional. Mengenai hasil perhitungan jumlah harga menggunakan metode konvensional didapatkan nilai sebesar Rp. 7,176,255,861.89 dan dengan menggunakan Cubicost sebesar Rp. Rp.7,167,874,611.79.
