Abstract

The implementation of green buildings has become increasingly essential in supporting sustainable development. However, the high construction costs remain a major challenge, particularly in the use of environmentally friendly materials and energy-efficient systems. This study aims to analyze the application of Value Engineering (VE) in the design and construction of the Arumaya Office green building project to achieve cost efficiency without compromising sustainability principles. This research adopts a qualitative descriptive approach with a case study of the Arumaya Office project in Jakarta. The VE stages applied include the Information, Function Analysis, Creative, Evaluation, and Development & Recommendation phases. Data were collected through in-depth interviews, project observations, and the review of technical documentation and construction drawings. Validation was conducted by three construction and green building experts. The analysis results indicate that integrating VE can generate a total potential cost saving of approximately IDR 19.2 billion or 9.40% of the total high-cost work items, without reducing the primary functions or building quality. The proposed alternatives also support the six criteria of Greenship New Building v1.2, particularly in energy efficiency (EEC), water conservation (WAC), and building environmental management (BEM). The implementation of VE has proven to optimize cost efficiency while enhancing the sustainability performance of the green building project, thus providing simultaneous technical, economic, and ecological benefits. Keywords: green building, value engineering, Greenship New Building Penerapan green building semakin menjadi kebutuhan dalam mendukung pembangunan berkelanjutan. Namun, tingginya biaya konstruksi menjadi tantangan utama, terutama untuk penggunaan material ramah lingkungan dan sistem efisiensi energi. Penelitian ini bertujuan untuk menganalisis penerapan value engineering (VE) dalam rancang bangun green building proyek Arumaya Office agar tercapai efisiensi biaya tanpa mengorbankan prinsip keberlanjutan. Penelitian ini menggunakan pendekatan deskriptif kualitatif dengan studi kasus proyek Arumaya Office, Jakarta. Tahapan VE yang digunakan meliputi fase Informasi, Analisis Fungsi, Kreatif, Evaluasi, serta Pengembangan dan Rekomendasi. Data dikumpulkan melalui wawancara mendalam, observasi proyek, serta studi dokumentasi teknis dan gambar kerja. Validasi dilakukan oleh tiga pakar Hasil analisis menunjukkan bahwa integrasi VE mampu menghasilkan total potensi penghematan biaya sebesar ± Rp 19,2 miliar atau 9,40% dari total anggaran pekerjaan berbiaya tinggi, tanpa mengurangi fungsi utama maupun kualitas bangunan. Alternatif yang dihasilkan juga mendukung enam kriteria Greenship New Building v1.2, terutama pada efisiensi energi (EEC), konservasi air (WAC), dan manajemen lingkungan bangunan (BEM). Penerapan VE terbukti dapat mengoptimalkan efisiensi biaya sekaligus meningkatkan kinerja keberlanjutan proyek green building, sehingga memberikan manfaat teknis, ekonomis, dan ekologis secara bersamaan.
