Abstract
Jakarta, as an economic and business hub, has experienced rapid population growth, reaching 10.56 million people in the 2020 Census, with an increase of around 88 thousand people per year. This has led to a growing demand for housing, driving the development of vertical housing concepts such as apartment buildings. According to Law No. 20 of 2011, an apartment building is a multi-story structure with sections used for shared residential purposes. However, the development of apartment buildings, particularly for low-income communities (LIC), often faces various issues, such as slum environments and a lack of supporting facilities. Therefore, the design of Simple Rentable Apartments (Rusunawa), integrated with a modern market in Rawa Buaya, West Jakarta, is proposed as a solution to provide decent housing with facilities that support the social and economic lives of its residents. The design of Rusunawa applies tropical architecture principles, adapting to Jakarta's climate, which has high temperatures, humidity, and significant rainfall. The implementation of tropical architecture is carried out by understanding both macro and micro climate conditions to create a building that is comfortable, energyefficient, and environmentally friendly. With this concept, it is hoped that Rusunawa can be a housing solution that is not only functional but also provides a better quality of life for low-income communities. Keyword : Jakarta, Economic and business hub, Population growth, Vertical hou Jakarta sebagai pusat ekonomi dan bisnis mengalami pertumbuhan populasi yang pesat, mencapai 10,56 juta jiwa pada Sensus 2020, dengan peningkatan sekitar 88 ribu jiwa per tahun. Hal ini menyebabkan meningkatnya kebutuhan hunian, mendorong perkembangan konsep hunian vertikal seperti rumah susun. Menurut Undang-Undang No. 20 Tahun 2011, rumah susun adalah bangunan bertingkat dengan bagian yang digunakan sebagai hunian bersama. Namun, pembangunan rumah susun, terutama bagi masyarakat berpenghasilan rendah (MBR), sering kali menghadapi berbagai permasalahan, seperti lingkungan yang kumuh dan kurangnya fasilitas pendukung. Oleh karena itu, perancangan Rumah Susun Sewa Sederhana (Rusunawa) yang terintegrasi dengan pasar modern di Rawa Buaya, Jakarta Barat, diusulkan sebagai solusi untuk menyediakan hunian layak dengan fasilitas yang mendukung kehidupan sosial dan ekonomi penghuninya. Desain Rusunawa ini menerapkan prinsip arsitektur tropis yang beradaptasi dengan iklim Jakarta, yang memiliki suhu dan kelembaban tinggi serta curah hujan signifikan. Penerapan arsitektur tropis dilakukan dengan memahami kondisi iklim makro dan mikro untuk menciptakan bangunan yang nyaman, hemat energi, dan ramah lingkungan. Dengan konsep ini, diharapkan Rusunawa dapat menjadi solusi hunian yang tidak hanya fungsional tetapi juga memberikan kualitas hidup yang lebih baik bagi masyarakat berpenghasilan rendah.
