Abstract
In construction project work, obstacles usually occur, both obstacles that have been taken into account and those that have not been taken into account. So that the projects being carried out are usually carried out with results that are not as planned. Therefore, this research is an effort to obtain and find out what factors cause cost overruns in the Market Revitalization Project in Bekasi City regarding the planning, implementation and supervision work cycle which influences the increase in final project costs. This research was carried out by distributing questionnaires and respondents to the Market Revitalization Project in Bekasi City, processing questionnaire data using the Smart PLS program with the Respondent analysis method, Validity and Reliability, Frequencies, Descriptives, Impact/Influence Scale (Score). From the research results, it was found that there are 21 indicators that are included in the dominant factors influencing Cost Overruns, where changes in the quantity of work by clients at the implementation stage are the highest risk indicators and the direct influence of Supervision (X3) on Cost Overruns (Y) is statistically significant with the percentage of influence approach the highest was 45.1%. Pada pekerjaan proyek konstuksi biasanya terjadi kendala, baik kendala yang sudah diperhintungkan maupun yang belum di perhitungkan.Sehingga proyek yang dikerjakan biasanya terlaksana dengan hasil yang tidak sesuai yang di rencanakan. Oleh sebab itu penelitian ini sebagai upaya untuk mendapatkan dan mengetahui faktor-faktor apa saja yang mengakibatkan terjadinya cost overrun pada Proyek Revitalisasi Pasar di Kota Bekasi terhadap siklus pekerjaan perencanaan, pelaksanaan dan pengawasan yang berpengaruh terhadap peningkatan biaya akhir proyek. Penelitian ini dilakukan dengan cara penyebaran kuesioner dan responden pada Proyek Revitalisasi Pasar di Kota Bekasi pengolahan data kuesioner menggunakan program Smart PLS dengan metode analisis Responden, Validitas Dan Reabilitas, Frequencies, Descriptives, Skala (Score) Dampak/Pengaruh. Dari hasil penelitian didapatkan terdapat 21 indikator yang masuk kedalam faktor dominan yang mempengaruhi Cost Overruns, dimana perubahan kuantity pekerjaan oleh klien pada tahap pelaksanaan menjadi indikator risiko tertinggi dan pengaruh langsung Pengawasan (X3) terhadap Cost Overruns (Y) signifikan secara statistik dengan persentase pendekatan pengaruh tertinggi sebesar 45,1%.
