Abstract

From the construction statistics of the city of Tangerang, in 2022 the construction business field contributed 8.16 percent to the total economy of the city of Tangerang, each construction project of course has a certain work plan and work schedule, where the project can be completed according to plan. The impact of delaying the implementation time of the project can be accompanied by an increase in the cost of implementing the project. This study aimsto find out and identify and analyze factors such as labor factors, material factors, equipment factors, place characteristic factors, managerial factors, planning and scheduling factors and other factors that affect time and cost performance. This study uses SEM-PLS analysis to determine the factors that have the potential to influence through literature review. The results of the study showed that managerial factors had a significant influence on time performance with a coefficient value of 3.962, while planning and scheduling had a significant influence with a coefficient value of 2.773, while the influence of time performance on cost increase had a significant influence of 5.465. Keywords : Internal factors, Time performance, cost performave, delay, SEM-PLS Dari data statistik konstruksi kota tangerang, pada tahun 2022 lapangan usaha konstruksi menyumbng sebesar 8,16 persen terhadap total perekonomian kota tangerang, pada setiap proyek konstruksi tentunya mempunyai rencana kerja dan jadwal kerja yang tertentu, dimana agar proyek tersebut bisa selesai sesuai dengan yang direncanakan. Dampak yang menimbulkan keterlambatan waktu pelaksanaan proyek dapat disertai dengan meningkatnya biaya pelaksanaan proyek tersebut. Penelitian ini bertujuan untuk mengetahui dan mengindetifikasi serta menganalisis faktor – faktor Faktor tenaga kerja, faktor material, faktor peralatan, faktor karakteristik tempat, faktor manajerial, faktor perencanaan dan penjadwalan dan faktor lainnya yang mempengaruhi kinerja waktu dan biaya. Penelitian ini menggunakan analisis SEM-PLS untuk mengetahui faktor-faktor yang berpotensi mempengaruhi melalui tinjauan literatur. Hasil penelitian di ketahui faktor manajerial memberikan pengaruh yang siginifikan terhadap kinerja waktu dengan nilai koefisien 3.962, sedangkan perencanaan dan penjadwalan memberikan pengaruh yang siginifikan dengan nilai koefisien 2.773, Sedangkan pengaruh kinerja waktu terhadap peningkatan biaya memberikan pengaruh yang siginifikan sebesar 5.465.
