Abstract

Construction projects are a series of work mechanisms that are sensitive because every aspect of a construction project influences one another. During the implementation of construction projects there is often a discrepancy between the planned schedule and the realization on the ground which can result in an increase in implementation time and an increase in implementation costs so that project completion is hampered. The causes of delays that often occur are due to changes in the project situation, design changes, the influence of weather factors, inadequate worker, material or equipment needs, planning errors or specifications. Delays in the implementation of construction projects can be overcome by accelerating the implementation in order to achieve the target plan. However, in making decisions to speed up the implementation of work, one must pay attention to the financing factor so that the expected results are minimum costs without neglecting the quality according to the desired standard. The purpose of conducting this research is to analyze the acceleration of the duration of a residential construction project in Rempoa Indah Housing Complex, Bintaro, South Tangerang using the time cost trade off method to determine the cost and time of completion of the project after being accelerated with the alternative of adding work duration and to be able to determine alternatives that have more economical costs and time to complete the project. The stages of this research are to find the critical path using the Microsoft Project program, to analyze the duration and cost of labor wages on the critical path with the variable working hours (overtime) using the Time Cost Trade Off approach. Based on the results of analysis and calculations, the cost of normal labor wages with a project duration of 147 days is Rp. 94,490,000.00 Then the acceleration is carried out so as to produce the optimal time for completing the project, namely the addition of working hours (overtime) for 2 hours per day, with a project duration of 123 days at a cost of Rp. 114,946,978. Keywords : Cost, Time, Time Cost Trade Off, Additional Working Hours Proyek konstruksi merupakan rangkaian mekanisme pekerjaan yang sensitif karena setiap aspek dalam proyek konstruksi saling mempengaruhi antara satu dengan yang lainnya. Pada masa pelaksanaan proyek konstruksi sering terjadi ketidaksesuaian antara jadwal rencana dan realisasi di lapangan yang dapat mengakibatkan pertambahan waktu pelaksanaan dan pembengkakan biaya pelaksanaaan sehingga penyelesaian proyek menjadi terhambat. Penyebab keterlambatan yang sering terjadi adalah akibat perubahan situasi di proyek, perubahan desain, pengaruh faktor cuaca, kurang memadainya kebutuhan pekerja, material ataupun peralatan, kesalahan perencana atau spesifikasi. Keterlambatan dalam pelaksanaan proyek konstruksi dapat diatasi dengan melakukan percepatan dalam pelaksanaannya agar dapat mencapai target rencana. Namun dalam pengambilan keputusan untuk mempercepat pelaksanaan pekerjaan tentu harus memperhatikan faktor pembiayaan sehingga hasil yang diharapkan yaitu biaya minimum tanpa mengabaikan mutu sesuai standar yang diinginkan. Tujuan dari pelaksanaan penelitian ini adalah untuk menganalisa percepatan durasi proyek pembangunan rumah tinggal di Perumahan Rempoa Indah Bintaro Tangerang Selatan menggunakan metode time cost trade off guna mengetahui biaya dan waktu penyelesaian proyek setelah dilakukan percepatan dengan alternatif penambahan durasi kerja serta agar dapat menentukan alternatif yang memiliki biaya dan waktu yang lebih ekonomis untuk menyelesaikan proyek. Tahapan penelitian ini adalah mencari jalur kritis dengan menggunakan program microsoft project, melakukan analisis durasi dan biaya upah tenaga kerja pada jalur kritis dengan variabel penambahan jam kerja (lembur) menggunakan pendekatan Time Cost Trade Off. Berdasarkan hasil analisis dan perhitungan, biaya upah tenaga kerja normal dengan durasi proyek 147 hari ialah sebesar Rp. 94.490.000,00 Kemudian percepatan dilakukan sehingga menghasilkan waktu optimal untuk penyelesaian proyek tersebut yaitu penambahan jam kerja (lembur) selama 2 jam perhari, dengan durasi proyek menjadi 123 hari dengan biaya sebesar Rp. 114.946.978.
