Abstract
In improving the quality of education, the need for and attention to school buildings is very influential in advancing the level of education in Indonesia. One of the quality of education can be seen from healthy school buildings, so as to support the learning process. One of the main problems in this study is how to accurately and efficiently measure lifecycle cost-based operational costs. The objectives of this research are as follows: to analyze the factors that influence lifecycle cost analysis using the value engineering method on the roof covering of Green School buildings, to analyze the risk mitigation factors related to the implementation of Design of The Building, Technical Factors, and Green School on lifecycle cost-based operational costs, and to analyse the implementation of lifecycle cost can improve cost performance in environmentally conscious educational buildings (Green School). This research is a quantitative descriptive study that shows a significant or very significant relationship between several factors such as Availability, Technical Factors, Design of The Building, Green School, Nature of The Site, and lifecycle cost-based operational costs. In mitigating risks related to Green School and operational costs, four important factors need to be considered: technical availability, building design, Green School, and site nature. Actions that can be taken to reduce these risks include routine evaluation and maintenance of technical equipment and systems, comprehensive building design planning considering environmental and sustainability factors, effective and efficient operational cost management, and thorough evaluation and planning of environmental and site conditions before construction. On the other hand, the research findings also indicate that the payback period for solar power generator procurement takes around 15 years and 3 months to reach the break-even point (BEP), and after that, it will be more cost-efficient in terms of operational costs. Dalam Peningkatan Kualitas Pendidikan, Kebutuhan dan perhatian akan bangunan sekolah menjadi hal yang sangat berpengaruh pada kemajuan tingkat pendidikan di Indonesia. Kualitas pendidikan salah satunya dapat dilihat dari bangunan sekolah yang sehat, sehingga mendukung proses pembelajaran. Salah satu masalah utama dalam penelitian ini adalah bagaimana mengukur biaya operasional berbasis life cycle cost dengan akurat dan efisien. tujuan penelitian ini adalah untuk menganalisis faktor faktor apa saja yang berpengaruh analisa life cycle cost dengan metode value engineering pada pekerjaan penutup atap bangunan Green School. Menganalisis apa saja mitigasi risiko terhadap faktor-faktor penerapan Design of The Building, Technical Factors, dan Green School terhadap biaya operasional berbasis life cycle cost. Menganalisis implementasi Life cyle Cost dapat meningkatkan kinerja biaya pada bangunan pendidikan peduli lingkungan (Green School). Penelitian yang dilakukan ini merupakan penelitian deskriptif kuantitatif. Penelitian tersebut menunjukkan adanya hubungan yang signifikan atau sangat signifikan antara beberapa faktor seperti Availability, Technical Factors, Design of The Building, Green School, Nature of The Site, dan biaya operasional berbasis life cycle cost. Dalam mitigasi risiko yang terkait dengan Green School dan biaya operasional, perlu diperhatikan empat faktor penting, yaitu ketersediaan teknis, desain bangunan, Green School, dan sifat situs. Tindakan yang dapat dilakukan untuk mengurangi risiko tersebut antara lain evaluasi dan perawatan rutin pada peralatan dan sistem teknis, perencanaan desain bangunan yang menyeluruh dengan mempertimbangkan faktor lingkungan dan keberlanjutan, pengelolaan biaya operasional yang efektif dan efisien, serta evaluasi dan perencanaan yang matang terhadap kondisi lingkungan dan situs sebelum pembangunan dilakukan. Di sisi lain, hasil penelitian juga menunjukkan bahwa pengembalian modal untuk pengadaan pembangkit listrik tenaga surya membutuhkan waktu sekitar 15 tahun 3 bulan untuk mencapai break even point (BEP) dan setelah itu akan lebih efisien dari segi biaya operasional.
