Abstract

A construction project is a form of activity that takes place within a limited period of time, with certain resources, to achieve results in the form of buildings or infrastructure. A construction project is done with careful planning so that the project is completed in accordance with a predetermined time period. In the implementation of construction projects there are often delays caused by the parties involved. Project scheduling is a form of project planning that is made with the aim that the project is completed on time. Critical Path Method (CPM) and Project Evaluation Review Technic (PERT) are two of the methods used to make project scheduling. This study will examine how project scheduling can be made for the construction of the Alloggio Ext 4 Gading Serpong Cluster using the PERT and CPM methods. From the results of the research analysis, it can be concluded that the schedule for the construction of the AlloggioExt 4 Cluster project with the CPM method was completed in 231 days and the PERT method was completed within 246 days, and the factors causing the delay were delays in providing images of development units, lack of manpower, the Covid pandemic – 19, Ironwork and formwork. Keywords: Scheduling, Critical Path Method, Project Evaluation Review Technic, Project Delay Proyek konstruksi merupakan salah satu bentuk kegiatan yang berlangsung dalam jangka waktu terbatas, dengan sumber daya tertentu, untuk mencapai hasil dalam bentuk bangunan atau infrastruktur. Suatu proyek konstruksi dikerjakan dengan perencanaan yang matang agar proyek selesai sesuai dengan jangka waktu yang telah ditentukan. Dalam pelaksanaan proyek konstruksi sering terjadi keterlambatan yang disebabkan oleh pihak-pihak yang terlibat. Penjadwalan proyek adalah suatu bentuk perencanaan proyek yang dibuat dengan tujuan agar proyek selesai tepat waktu. Critical Path Method (CPM) dan Project Evaluation Review Technic (PERT) adalah dua dari beberapa metode yang digunakan untuk membuat penjadwalan proyek. Penelitian ini akan mengkaji bagaimana penjadwalan proyek dapat dibuat pada pembangunan Cluster Alloggio Ext 4 Gading Serpong dengan menggunakan metode PERT dan CPM. Dari hasil analisis penelitian dapat disimpulkan bahwa penjadwalan pembangunan proyek Cluster AlloggioExt 4 dengan Metode CPM selesai dalam waktu 231 hari dan dengan metode PERT selesai dalam waktu 246 hari, serta faktor penyebab keterlambatan adalah keterlambatan dalam penyedian gambar unit pengembangan, kurangnya tenaga kerja, pandemic Covid – 19 dan Pekerjaan besi dan bekisting.
