Abstract

In line with the development of education in Indonesia which continues to increase every year, the number of educational building needs is also increasing. Therefore, the construction of educational buildings as a step to fulfill supporting facilities for learning and teaching is very necessary. A project is an activity carried out to achieve certain goals and objectives, which in the process is limited by the time and resources required and certain other requirements. Project monitoring and control is the most important element in project management. The implementation of the FIA University of Indonesia Building Construction Project occurred obstacles caused by extreme weather factors in the project area and unfavorable soil criteria conditions so that the progress of pile foundation work was delayed. The actual progress in week 14 was 1.283% with a cumulative plan targeted at 4.763% so that the deviation of the delay in progress reached -3.480%. The research was conducted for 14 weeks, namely from week 1 to week 14, by analyzing project performance in terms of cost and time using the earned value method and earned schedule method so as to find out solutions related to the level of performance obtained based on the results of the analysis using the earned value and earned schedule methods on the FIA University of Indonesia Building Construction Project. The results of the analysis of project performance in terms of cost and time using the earned value and earned schedule methods show that this project indicator will experience a delay in time and will have the potential to experience substantial cost losses due to the potential for late time fines.. Keywords: Earned Value, Earned Schedule, Cost and Time Analysis Sejalan dengan berkembangnya pendidikan di Indonesia yang terus meningkat setiap tahunnya, Jumlah kebutuhan gedung pendidikan juga semakin meningkat. Oleh karena itu pembangunan gedung pendidikan sebagai langkah pemenuhan fasilitas penunjang belajar dan mengajar sangat diperlukan. Proyek merupakan suatu kegiatan yang dilakukan untuk mencapai tujuan dan sasaran tertentu, yang dalam prosesnya dibatasi oleh waktu dan sumber daya yang diperlukan dan persyaratan - persyaratan tertentu lainnya. Pemantauan dan pengendalian proyek adalah elemen terpenting dalam pengelolaan proyek. Pelaksanaan Proyek Pembangunan Gedung FIA Universitas Indonesia terjadi Kendala yang disebabkan oleh faktor cuaca yang ekstrim di area proyek dan kondisi kriteria tanah yang tidak mendukung sehingga progress pekerjaan pondasi tiang pancang mengalami keterlambatan. Adapun kemajuan progress aktual pada minggu ke -14 sebesar 1,283% dengan kumulatif rencana yang di targetkan 4,763% sehingga deviasi keterlambatan kemajuan progress mencapai -3,480%. Penelitian di lakukan selama 14 minggu, yaitu dari minggu ke-1 sampai dengan minggu ke- 14, dengan melakukan analisa kinerja proyek ditinjau dari biaya dan waktu dengan menggunakan metode earned value dan metode earned schedule sehingga mengetahui solusi yang berkaitan dengan tingkat kinerja yang diperoleh berdasarkan hasil analisis menggunakan metode earned value dan earned schedule pada Proyek Pembangunan Gedung FIA Universitas Indonesia. Hasil analisa kinerja proyek ditinjau dari biaya dan waktu dengan menggunakan metode earned value dan earned schedule, menunjukan indikator proyek ini akan mengalami keterlambatan waktu dan akan berpotensi mengalami kerugian biaya yang cukup besar disebabkan potensi denda keterlambatan waktu.
