Abstract

The increasing number of population in Jakarta, the impact of urbanization has an effect on the increase in dense and slum housing. The need for housing has also increased, however, the smaller amount of residential land has resulted in higher housing prices. This increasing population growth has resulted in reduced residential areas and green open spaces, as well as an increase in slum housing. Therefore the local government created a program to improve the quality of housing and settlements by prioritizing the principles of green architecture, thermal comfort and also overcoming natural problems in tropical climates, by building vertical housing which is commonly called Simple Rent Flats. The thematic approach and rationale for the Flats design are directed towards the theme of Bioclimatic Architecture. The Bioclimatic Architecture approach to the design of this flat is able to provide a livable design for everyone, by thinking of a comfortable building taking into account the local climate as energy for the building. The purpose of designing simple rental flats is to design simple rental flats (Rusunawa) specifically for Low-Income Communities (MBR) by considering the principles of Bioclimatic Architecture for buildings. Keywords: Flats and Bioclimatic Architecture. Jumlah populasi yang bertambah di Jakarta dampak dari urbanisasi berpengaruh pada bertambahnya perumahan yang padat dan kumuh. Kebutuhan akan terhadap perumahan juga meningkat, akan tetapi jumlah lahan perumahan yang semakin sedikit mengakibatkan semakin tingginya harga rumah tinggal. Semakin bertambahnya pertumbuhan penduduk inilah yang mangakibatkan lahan permukiman dan ruang terbuka hijau semakin berkurang, serta bertambahnya perumahan yang kumuh. Maka dari itu pemerintah setempat membuat program peningkatan kualitas perumahan dan permukiman dengan mengedepankan prinsip arsitektur hijau, kenyamanaan thermal dan juga mengatasi masalah-masalah alam di iklim tropis, dengan cara membangun perumahan vertikal yang biasa disebut Rumah Susun Sederhana Sewa. Pendekatan tema dan dasar pemikiran pada rancangan Rumah Susun ini diarahkan pada tema Bioclimatic Architecture. Pendekatan Bioclimatic Architecture pada rancangan Rumah susun ini mampu memberikan desain yang layak huni untuk semua orang, dengan memikirkan bangunan yang nyaman dengan mempertimbangkan iklim setempat menjadi energi bagi bangunan. Tujuan dari perancangan Rumah susun sewa sederhana ini adalah membuat rancangan Rumah Susun Sederhana Sewa (Rusunawa) yang di khususkan untuk Masyarakat Berpenghasilan Rendah (MBR) dengan memikirkan prinsipprinsip Bioclimatic Architecture untuk bangunan.
