Abstract

Economic progress in DKI Jakarta has led to a high level of urbanization. High urbanization results in the physical space of the city, resulting in a lack of green open land and land for Jakarta people to live in. The increasing need for housing makes the government strive to meet the needs of decent housing for the community. The existence of vertical residential development or Simple Flats (Director General of Housing of the Ministry of PUPR, Iwan Suprijanto, 2022) is a National Housing and Settlement Development strategy for high-density areas and especially for Low Income Communities (MBR). In this vertical residential design, it facilitates the needs of community residents, such as facilities and infrastructure that accommodate social, religious and economic needs. In this design, which is located in Cengkareng, West Jakarta, it is divided into 2 zones, namely residential and market functions as one of the strategies to help the economy of flat residents and the needs of surrounding residents. The basic theme taken in the design of this Simple Flats is Tropical Architecture, where this building is in a tropical environment that has a climate with scorching heat, slow air movement, and fairly high rainfall, so that the application of the concept of Tropical Architecture in land efficiency in the design of this Simple Flats is a cheap, feasible residential solution, and convenient for Low-Income Communities. Keywords : Residential, Market, Tropical Architecture Kemajuan perekonomian di DKI Jakarta yang menyebabkan tingginya tingkat urbanisasi. Urbanisasi yang tinggi berakibat pada ruang fisik kota, sehingga minimnya lahan terbuka hijau dan lahan untuk tempat tinggal Masyarakat Jakarta. Kebutuhan rumah yang semakin meningkat membuat pemerintah berupaya untuk memenuhi kebutuhan hunian layak bagi Masyarakat. Adanya pembangunan hunian vertikal atau Rumah Susun Sederhana (Direktur Jenderal Perumahan Kementerian PUPR, Iwan Suprijanto, 2022) menjadi strategi Pembangunan Perumahan dan Permukiman Nasional untuk daerah berkepadatan tinggi dan khususnya bagi Masyarakat Berpenghasilan Rendah (MBR). Pada perancangan hunian vertikal ini memfasilitasi kebutuhan penghuni Masyarakat, seperti sarana dan prasarana yang mengakomodasi kegiatan sosial, keagamaan dan kebutuhan ekonomi. Pada perancangan ini yang berlokasi di Cengkareng Jakarta Barat, dibagi menjadi 2 zonasi yaitu fungsi hunian dan pasar sebagai salah satu strategi untuk membantu perekonomian penghuni rusun serta kebutuhan penduduk sekitar. Tema dasar yang diambil pada perancangan Rumah Susun Sederhana ini adalah Arsitektur Tropis, dimana bangunan ini berada pada lingkungan tropis yang memilki iklim dengan panas yang menyengat, pergerakan udara lambat, dan curah hujan yang cukup tinggi, sehingga penerapan konsep Arsitektur Tropis dalam efisiensi lahan pada rancangan Rumah Susun Sederhana ini menjadi solusi hunian yang murah, layak, dan nyaman bagi Masyarakat Berpenghasilan Rendah.
