Abstract

DKI Jakarta as the Capital of the Republic of Indonesia is the center of all the most populous work activities compared to other cities in Indonesia. The increase in population in Jakarta comes from the process of urbanization that is so fast every year that with an increase in population it can lead to a gap between the needs and the availability of shelter. This can cause various problems that occur in several cities in Jakarta. One of the problems is transportation congestion, the majority of which are private transportation users. The purpose of this design is to reduce these problems by creating development areas that apply the concept of Mixed-use building with the TOD (Transit Oriented Development) approach. With the TOD system, residents are directed to live around locations that are easily accessible by transportation and are expected to reduce dependency on private vehicles. Cibubur city as the location for the development of TOD, is a location that is in accordance with the design topic which is located in an area with a radius of 1 km from the Jakarta LRT Station. With the existence of this LRT, it has the potential to make Cibubur a transit area or a midpoint that makes business transaction opportunities between Cibubur and areas that are crossed by LRT routes. Therefore, the selection of the Mixed-use building function in the Hotel and MICE (Meeting, Incentive, Convention and Exhibition) buildings integrated with the LRT makes it a place to rest during the transit period and conduct business transactions. The design of this building applies the theme of Green Building with the concept of Forest in the City which means forest into a more modern form by applying unique patterns to the landscape and applying colors with natural elements to the building's facade. This theme selection aims to translate into functions that will be implemented into the design by following the characteristics, and characteristics that are expected to explore the design in depth based on user needs. Keywords: Congestion, Mixed-use Building, TOD (Transit Oriented Development), Green Building DKI Jakarta sebagai Ibukota Negara Republik Indonesia merupakan pusat dari semua aktivitas pekerjaan yang terpadat di banding kota-kota lain di Indonesia. Bertambahnya penduduk di Jakarta berasal dari proses urbanisasi yang begitu cepat pada setiap tahunnya sehingga dengan bertambahnya penduduk maka dapat menyebabkan munculnya kesenjangan antara kebutuhan dengan ketersediaan tempat hunian. Hal ini dapat menimbulkan berbagai masalah yang terjadi dibeberapa kota di Jakarta. Salah satu permasalahan yaitu kemacetan transportasi yang mayoritas adalah pengguna transportasi pribadi. Tujuan dari desain ini adalah mengurangi permasalah tersebut dengan membuat kawasan pembangunan yang menerapkan konsep Mixed-use building dengan pendekatan TOD (Transit Oriented Development). Dengan adanya sistem TOD, maka penduduk diarahkan untuk tinggal disekitar lokasi yang mudah diakses oleh transportasi dan diharapkan dapat mengurangi ketergantungan pada kendaraan pribadi. Kota Cibubur sebagai lokasi pengembangan TOD, merupakan lokasi yang sesuai dengan topik perancangan yang terletak pada Kawasan dengan radius 1 km Stasiun LRT Jakarta. Dengan adanya LRT ini berpotensi menjadikan Cibubur sebagai sebuah Kawasan transit ataupun titik tengah yang menjadikan peluang transaksi bisnis antar Cibubur dengan daerah yang dilewari jalur LRT. Oleh karena itu, pemilihan fungsi Mixeduse building pada bangunan Hotel dan MICE (Meeting, Incentive, Convention and Exhibition) yang terintergrasi dengan LRT menjadikan sebuah wadah untuk beristirahat selama masa transit serta melakukan transaksi bisnis. Desain bangunan ini menerapkan tema Green Building dengan konsep Forest in the City yang memiliki arti hutan kedalam bentuk yang lebih modern dengan menerapkan pola unik pada landscape dan menerapkan warna-warna dengan unsur alami pada fasade bangunan. Pemilihan tema ini bertujuan untuk menerjemahkan kedalam fungsifungsi yang akan di implementasikan kedalam desain dengan mengikuti karakteristik, dan ciri khas yang diharapkan dapat mengeksplorasi desain tersebut secara mendalam berdasarkan kebutuhan pengguna.
