Abstract

In a general sense, a house is a building that is used as a residence for a certain period of time. A house can be a place for humans or animals to live in, but in terms of a special place to live for animals, it is a nest, or cage. In a special sense, the house refers to the social concepts that are found in residential buildings, such as family, living, eating, sleeping, do activities, and so on. Along with the development of the city of DKI Jakarta, where limited land and high land prices have become problems in providing proper housing for people, especially those with low incomes, one solution is to build vertical housing or better known as flats/condominium. The basis for this concept of vertical house planning is to provide a comfortable residential location, integrated with the commercial center, and to implement the concept of energy-efficient buildings so as to make residential areas with sustainable energy. Keywords: Flats / condominiums, Modern Market, Energy-efficient Buildings Dalam arti umum, rumah adalah salah satu bangunan yang dijadikan sebagai tempat tinggal selama jangka waktu tertentu. Rumah bisa menjadi tempat tinggal manusia mauun hewan, namun untuk istilah tempat tinggal yang khusus bagi hewan adalah sangkar, sarang, atau kandang. Dalam arti khusus, rumah mengacu pada konsepkonsep social-kemasyarakatan yang terlajalin di dalam bangunan tempat tinggal, seperti keluarga, hidup, makan, tidur, beraktifitas, dan lain-lain. Seiring dengan perkembangan kota DKI Jakarta di mana keterbatasan lahan dan mahalnya harga tanah menjadi masalah dalam penyediaan hunian layak bagi masyarakat terutama mereka yang berpenghasilan rendah, maka salah satu solusinya adalah pembangunan hunian vertical atau lebih dikenal dengan pembangunan rumah susun. Dasar dari konsep perencanaan rumah susun ini adalah memberikan lokasi hunian yang nyaman, terintegrasi dengan pusat niaga, dan menjalankan konsep bangunan hemat energi sehingga menjadikan kawasan rumah susun hunian dengan energi yang berkelanjutan.
