Abstract

Based on the data on the physical progress of the Gold Coast Office Tower 8 construction provided by the contractor to the researcher, it shows that the implementation of activities until the 74th week of the 11 January – 17 January 2019 period has only reached 81.703% while the percentage of the plan is 89.136%, resulting in deviations between the plan and realization. by -7.433%. The appointment of MEP work and the issue of re-designing made the progress of architectural work not optimal, resulting in delays in the completion of the construction of Gold Coast Office Tower 8 – Pantai Indah Kapuk. The method used to speed up the project time is the time cost trade off method. The alternative used is to increase the number of workers and work overtime as much as 4 hours. The purpose of the research is to accelerate the project implementation time according to the schedule on October 31, 2019 with the addition of a minimum cost and compare the results of the alternative acceleration with the cost of penalties due to project delays. After accelerating using the alternative of adding overtime hours and resources, the optimum cost increase is Rp. 1,601,407,500, - so the total cost becomes Rp. 39,233,854,178,- and the optimum time is 511 calendar days while maximizing the project completion time until October 31, 2019. The cost due to time acceleration is lower than the cost due to project delay (5%) of Rp. 1,881,622,334, - so the total cost becomes Rp. 39,514,069.012,- and the actual time duration is 596 days with the project completion time on January 24, 2020. Keywords : Adding overtime hours, Duration acceleration, High rise building, Increasing number of workers, Project acceleration, Project delay, Time cost trade off Berdasarkan data laporan kemajuan fisik pembangunan Gold Coast Office Tower 8 yang diberikan pihak kontraktor kepada peneliti menunjukan bahwa pelaksanaan kegiatan sampai minggu ke – 74 periode 11 Januari – 17 Januari 2019 pun baru mencapai 81,703% sedangkan persentasi rencana 89,136%, sehingga terjadi deviasi antara rencana dan realisasi sebesar -7,433%. Adanya keterlambatan penunjukkan pekerjaan MEP dan isu re-desgin membuat progress pekerjaan arsitektur menjadi tidak maksimal sehingga terjadi keterlambatan dalam penyelesaian pembangunan Gold Coast Office Tower 8 – Pantai Indah Kapuk. Metode yang digunakan untu mempercepat waktu proyek adalah metode time cost trade off. Alternatif yang digunakan adalah dengan penambahan jumlah tenaga kerja dan waktu kerja lembur sebanyak 4 jam. Tujuan penelitian adalah untuk mempercepat waktu pelaksanaan proyek sesuai dengan schedule pada 31 Oktober 2019 dengan penambahan biaya minimum dan membandingkan hasil alternatif percepatan dengan biaya denda akibat keterlambatan proyek. Setelah dilakukan percepatan menggunakan alternatif penambahan jam kerja lembur dan sumber daya, diperoleh penambahan biaya optimum sebesar Rp. 1.601.407.500,- sehingga total biaya menjadi Rp. 39.233.854.178,- dan waktu optimum 511 hari kalender dengan tetap memaksimalkan waktu penyelesain proyek sampai dengan tanggal 31 Oktober 2019. Biaya akibat percepatan waktu lebih rendah daripada biaya akibat keterlambatan proyek (5%) sebesar Rp. 1.881.622.334,- sehingga total biaya menjadi Rp. 39.514.069.012,- dan durasi waktu secara aktual 596 hari dengan waktu penyelesaian proyek pada tanggal 24 Januari 2020.
