Abstract

This research was carried out with the aim of determining cost and time performance in high-rise office buildings with the Lean Six Sigma Method and time cost trade offs. Whether in this way can overcome problems and improve the performance of work High-rise office buildings in the past and can answer all problems related to improving Cost and Time Performance. In project execution, scheduling and good quality play an important role in the timeliness, cost, and quality of project completion. Delays in a project often occur in the process of implementing a construction project. In the end there is a loss on a project. The results of the analysis study used "Structural Equation Modeling" (SEM). In the High-Rise Building Project, 10 influential indicators were obtained where the indicators were: Implementation, Design Improvements, Delay, Planning, Define, Analyze, Measure, Improve, Tender Documents, Control, Analyze the Lean Six Sigma method which is Financing to improve cost efficiency by obtaining cost efficiency of 7.88% and Time Cost Trade Off which is a time efficiency of 29.48% Keywords: High Rise Office Building, Lean Six Sigma, Time Cost Trade Off, Cost, Time Penelitian ini dilaksanakanadengan tujuanauntuk mengetahui Kinerja Biaya dan Waktu pada Bangunan kantor bertingkat tinggi dengan Metode Lean Six Sigma dan time Cost trade off. Apakah dengan cara ini dapat mengatasi permasalahan dan meningkatkan kinerja pekerjaan Bangunan kantor bertingkat tinggi di masa lalu dan dapat menjawab segala permasalahan yang terkait dengan peningkatkan Kinerja Biaya dan Waktu. Dalam pelaksanaan proyek, penjadwalan dan kualitas yang baik sangat berperan penting dalam ketepatan waktu, biaya, dan kualitas penyelesaian proyek. Keterlambatan suatuaproyek seringaterjadi dalam proses pelaksanaan proyek konstruksi. Pada akhirnya ada kerugian pada suatu proyek. Hasil penelitian analisa menggunakan “Structural Equation Modeling” (SEM). pada proyek Bangunan Gedung Bertingkat Tinggi diperoleh 10 indikator yang berpengaruh dimana indikator tersebut yaitu: Pelaksanaan, Design Improvements, Delay, Perencanaan, Define, Analyze, Measure, Improve, Dokumen Tender, Control, Menganalis metode Lean Six Sigma yang merupakan Pembiayaan yang untuk meningkatkan efisiensi biaya dengan mendapatkan efisiensi biaya sebesar 7,88 % dan Time Cost Trade Off yang merupakan efisiensi waktu sebesar 29,48 % Kata Kunci: Bangunan Kantor bertingkat Tinggi, Lean Six Sigma, Time Cost Trade Off, Biaya, Waktu
