Abstract

ABSTRAK Analisis Percepatan Waktu dan Biaya Pelaksanaan Proyek Gudang dengan Penambahan Jam Lembur Menggunakan Metode Time Cost Trade Off Proyek Pembangunan Gudang Jurumudi Baru Tangerang, Deri Fadillah, 41116310035, Alli Sunandar, S.ST, MT., 2021. Tuntutan dalam bidang pembangunan di Negara berkembang mengalami peningkatan, sehingga kegiatan pembangunan di lakukan berbagai pihak dengan tujuan untuk meningkatkan kualitas taraf kehidupan masyarakat. Waktu pelaksanaan pembangunan merupakan hal yang harus dipertimbangkan agar pembangunan dapat berjalan dan selesai sesuai dengan kesepakatan antara pihak Owner dan Kontraktor. Dalam proses pelaksanaan pembangunan terdapat hal yang dapat mempengaruhi waktu dan biaya pelaksanaan agar pembangunan dapat diselesaikan sebelum waktu yang sudah ditentukan. Oleh karena itu percepatan waktu pelaksanaan proyek sangat diperlukan agar tujuan tersebut dapat dicapai dengan baik. Dalam peneliitian ini penulis melakukan analisis percepatan waktu dan biaya optimal dengan penambahan jam lembur menggunakan metode Time Cost Trade Off pada proyek Pembangunan Gudang Jurumudi Baru. Total biaya dan waktu yang dibutukan pada perencanaan awal yaitu sebesar Rp. 17.247.071.429,00 dengan waktu 317 hari. Dari hasil penelitian ini, proyek dapat dipercepat 36 hari dari waktu perencanaan dengan total biaya Rp. 18.266.807.205,63 dengan waktu 281 hari dengan selisih biaya mencapai RP. 1.019.735.776,63 sehingga biaya pembangunan naik sebesar 0.06%. Demands in the field of development in developing countries have increased, so that development activities are carried out by various parties with the aim of improving the quality of people's lives. The timing of the construction implementation is something that must be considered so that the construction can run and be completed in accordance with the agreement between the Owner and the Contractor. In the process of implementing development, there are things that can affect the time and cost of implementation so that development can be completed before the specified time. Therefore, the acceleration of project implementation time is needed so that these goals can be achieved properly. In this research, the author analyzes the acceleration of time and optimal costs by adding overtime hours using the Time Cost Trade Off method on the New Driver Warehouse Construction project. The total cost and time required for the initial planning is Rp. 17,247,071,429.00 with 317 days. From the results of this study, the project can be accelerated 36 days from the planning time with a total cost of Rp. 18,266,807,205.63 with a time of 281 days with the difference in costs reaching RP. 1,019,735,776.63 so that the construction cost increased by 0.06%.
