Abstract

Changes in construction projects during the execution of work always occur and cannot be avoided. The motorcycle dealer development project underwent changes, namely the difference in land area which resulted in an expenditure of 4% of the contract value and an additional 158 days of implementation time. This study aims to determine the dominant factors that cause Contract Change Order (CCO) in motorcycle dealer development projects, and to determine the effect of the CCO factor on cost and time. The research method used is a quantitative method assisted by the SPSS application. Based on the results of the analysis, it is known that the dominant factors that cause CCO to occur are discrepancies between drawings and specifications or with field conditions, there are problems at the project site, and the existence of compensation funds. The CCO factor has an influence on cost and time with the regression equation: Y = 4.851 + 0.359X which means the relationship is positive, so the greater the factor that occurs, the greater the effect on costs and time. The variable that has a significant effect on costs is the existence of compensation funds, and the one that has a significant effect on time is the discrepancy between drawings and specifications or with field conditions. Keywords : Contract Change Order (CCO), Cost, Time, SPSS Perubahan dalam proyek konstruksi selama masa pelaksanaan pekerjaan selalu terjadi dan tidak bisa dihindari. Pada proyek pembangunan dealer motor mengalami perubahan-perubahan yaitu perbedaan luas lahan yang mengakibatkan pengeluaran biaya sebesar 4% dari nilai kontrak dan penambahan waktu pelaksanaan selama 158 hari. Penelitian ini bertujuan untuk mengetahui faktor dominan yang menyebabkan terjadinya Contract Change Order (CCO) pada proyek pembangunan dealer motor, serta mengetahui pengaruhnya faktor CCO terhadap biaya dan waktu. Metode penelitian yang digunakan metode kuantitatif yang dibantu oleh aplikasi SPSS. Berdasarkan hasil analisis diketahui faktor dominan yang menyebabkan terjadinya CCO adalah ketidaksesuaian antara gambar dan spesifikasi atau dengan kondisi lapangan, terdapat masalah di lokasi proyek, serta adanya dana kompensasi. Faktor CCO memiliki pengaruh terhadap biaya dan waktu dengan persamaan regresi : Y = 4,851 + 0,359X yang artinya hubungan pengaruh positif, sehingga semakin besar faktor yang terjadi maka semakin besar pengaruh terhadap biaya dan waktu. Variabel yang memiliki pengaruh signifikan terhadap biaya adalah Adanya dana kompensasi, serta yang memiliki pengaruh signifikan terhadap waktu adalah Ketidaksesuaian antara gambar dan spesifikasi atau dengan kondisi lapangan.
