Abstract

Consumer satisfaction is one indicator of the success of the company, the company's intelligence in answering the needs and desires of consumers. In a construction work, costs and requirements play an important role. Making consumers rely on roofs without roofs makes PT. Jaya Real Property improvised roofing materials from conventional (sika) waterproofing to waterproofing without penetrons. Replacing the waterproof penetron material makes the number of complained housing units less conventional waterproofing (sika). This study aims to implement the creation of "zero complaints", and be able to reduce the number of consumer complaints, especially in leakage without roof. And to find out the quality and quality of costs that need to be issued by the owner regarding changes in the type of material that will be used in the Discovery Aluvia Bintaro Jaya Housing Project. The method used in this study is to use qualitative methods, namely descriptive research and tend to use analysis. This research was conducted by collecting data according to the conditions in the field by means of observations, project technical data, discussions and interviews from relevant parties on the project. The results showed that the cost of the conventional waterproofing work (sika) per square meter was Rp. 90,966 and the overall cost with 206 units was Rp. 642,773,530. While the cost of the waterproofing work is not a neutron per square meter is Rp 82,500 with an overall cost of Rp 582,758,550. For the price per m2 waterproof penetron work is Rp. 8,466 cheaper - compared to conventional waterproofing. While for the whole with 206 units, waterproofing is not cheaper than Rp. 60,014,980 compared to conventional waterproofing. This is using qualitative methods, namely descriptive research and tends to use analysis. This research was conducted by collecting data according to the conditions in the field by means of observations, project technical data, discussions and interviews from relevant parties on the project. In terms of quality, the conventional waterproofing work in 2015 and 2016 experienced a total number of complaints of 295 units with a volume area of no roof 10621.59 m2. Whereas the number of penetron waterproofing is less than 66 units with a volume area of roof 2397.84 m2. So it can be concluded that the price of penetron waterproofing work is cheaper than conventional waterproofing (sika), and in terms of quality, the use of waterproofing material is not penetron better because it can produce fewer complaints of leakage on the roof than conventional waterproofing. Kepuasan konsumen merupakan salah satu indikator keberhasilan perusahaan, kepandaian perusahaan dalam menjawab kebutuhan dan keinginan konsumen. Dalam suatu pekerjaan konstruksi, biaya dan mutu memegang peranan penting. Adanya komplain konsumen terutama pada kebocoran dak atap membuat PT. Jaya Real Property melakukan improvisasi material dak atap dari waterproofing dak konvensional (sika) menjadi waterproofing dak penetron. Mengganti material waterproofing penetron membuat jumlah unit rumah yang dikomplain semakin sedikit daripada waterproofing konvensional (sika). Penelitian ini bertujuan untuk menerapkan terciptanya “zero complain”, serta mampu mengurangi jumlah komplain konsumen terutama dalam kebocoran dak atap. Serta untuk mengetahui mutu kualitas dan biaya yang perlu dikeluarkan oleh pihak owner terkait perubahan jenis material yang akan digunakan pada Proyek Perumahan Discovery Aluvia Bintaro Jaya. Metode yang digunakan dalam penelitian ini adalah menggunakan metode kualitatif, yaitu penelitian yang bersifat deskriptif dan cenderung menggunakan analisis. Penelitian ini dilakukan dengan mengumpulkan data sesuai keadaan di lapangan dengan cara pengamatan, data teknis proye, diskusi dan wawancara dari pihak terkait pada proyek tersebut. Hasil penelitian menunjukkan bahwa biaya pekerjaan waterproofing dak konvensional (sika) per meter persegi adalah Rp 90.966 dan biaya keseluruhan dengan jumlah unit 206 adalah Rp 642.773.530. Sedangkan biaya pekerjaan waterproofing dak penetron per meter persegi adalah Rp 82.500 dengan biaya keseluruhan Rp 582.758.550. Untuk harga per m2 pekerjaan waterproofing dak penetron lebih murah Rp 8.466,- dibandingkan dengan waterproofing dak konvensional. Sedangkan untuk keseluruhan dengan jumlah unit 206, pekerjaan waterproofing dak penetron lebih murah Rp 60.014.980 dibandingkan waterproofing dak konvensional. Ditinjau dari segi mutu, pekerjaan waterproofing dak konvensional di tahun 2015 dan 2016 mengalami jumlah jumlah komplain sebanyak 295 unit dengan luasan volume dak atap 10621,59 m2. Sedangkan untuk waterproofing penetron jumlahnya lebih sedikit yaitu sebanyak 66 unit dengan luasa volume dak atap 2397,84 m2. Jadi dapat disimpulkan bahwa harga pekerjaan waterproofing dak penetron lebih murah dibandingkan dengan waterproofing dak konvensional (sika), dan dari segi mutu, penggunaan material waterproofing dak penetron mampu memberikan efek yang positif karena dapat menghasilkan jumlah komplain kebocoran pada dak atap yang lebih sedikit dibandingkan waterproofing dak konvensional.
