Abstract
Judul: “Analisis Percepatan Waktu Dan Biaya Proyek Konstruksi Dengan Penambahan Tenaga Kerja Dan Jam Kerja (Lembur) Menggunakan Metode Time Cost Trade Off”, (Studi kasus: Pembangunan Proyek Apartment The Conexio), Nama: M. Andi Wahyudi, Nim: 41118320074, Dosen Pembimbing: Ir. Hamonangan Girsang, ST.MT.IPM., 2020. Pengelolaan proyek secara sistematis diperlukan untuk memastikan waktu pelaksanaan proyek sesuai dengan kontrak atau bahkan lebih cepat, sehingga biaya yang dikeluarkan bisa memberikan keuntungan dan juga menghindarkan dari adanya denda akibat keterlambatan penyelesaian proyek. Penelitian ini membahas percepatan waktu dan biaya proyek pada pelaksanaan proyek pembangunan gedung bertingkat (High Rise Building) dengan metode Time Cost Trade Off. Penulis akan melakukan analisis skenario percepatan penyelesaian proyek dengan membandingkan penambahan jam kerja sebanyak 4 jam (skenario 1) dan penambahan tenaga kerja (skenario 2). Hasil dari analisis didapatkan estimasi waktu untuk percepatan pelaksanaan proyek adalah dari normal duration 600 hari kalender, setelah dilakukan crash duration terdapat percepatan waktu menjadi 582 hari kalender. Dengan efisiensi waktu sebesar 18 hari / 3,00 %. Adapun biaya total akibat percepatan waktu (termasuk biaya tidak langsung) untuk penambahan jam kerja lembur selama 4 jam (skenario 1) didapatkan normal cost sebesar Rp.66.637.746.719,- (excl. PPN), kemudian setelah crash cost terdapat kenaikan biaya menjadi Rp.70.224.661.008,- (excl. PPN) dengan over cost sebesar Rp.3.586.914.289,- / 5,38%. Sedangkan dengan penambahan tenaga kerja (skenario 2) didapatkan normal cost sebesar Rp.66.637.746.719,- (excl. PPN), kemudian setelah crash cost terdapat kenaikan biaya menjadi Rp.71.454.128.134,- (excl. PPN) dengan over cost sebesar Rp.4.816.381.415,- / 7,23%. Systematic project management is needed to ensure the project implementation time is in accordance with the contract or even faster, so the costs incurred can provide benefits and also avoid the existence of fines due to delays in project completion. This study discusses the acceleration of time and costs project in the implementation of high rise building construction projects using the Time Cost Trade Off method. The author will analyze the scenario of accelerating the completion of the project by comparing the addition of working hours by 4 hours (scenario 1) and additional labor (scenario 2). The results of the analysis found the estimated time to accelerate the implementation of the project is from the normal duration of 600 calendar days, after a crash duration there is an acceleration of time to 582 calendar days. With a time efficiency of 18 days / 3.00%. The total cost due to acceleration of time (including indirect costs) for the addition of overtime hours for 4 hours (scenario 1) obtained a normal cost of Rp.66,637,746,719,- (excl.
