Abstract
This paper is an analysis of the feasibility study of a business concept of a shared building which is managed by the Kelompok Kompas Gramedia (KGG) management.The KGG management out an idea to build a functioning commercial building, where the business units each can do business as a joint activity both within the building, and it is called a shared building. The purpose of this shared building is to combine two or three KGG business units in one building for each of basic business activities, so that will achieve synergi among business units, and beneficial to the business units both financially and brand imagery. In this feasibility study used the methodology of qualitative analysis of some its business aspects and quantitative analysis of some aspects of the business as a financial feasibility. And from a business feasibility analysis, shows that investment in shared building more profitable for KKG business units, if they do commercial business activities together in shared building, than when the business units build their own building for individual activities or rent commercial building which is not managed by KKG management. Key word : Investment, cashflow and profit Karya tulis ini merupakan analisa studi kelayakan suatu konsep bisnis gedung bersama yang dikelola oleh manajemen Kelompok Kompas Gramedia (KKG). Managemen KKG mengeluarkan ide untuk mengadakan gedung yang berfungsi secara komersial dimana unit-unit usaha dapat melakukan aktifitas dasar bisnisnya masing-masing secara bersama – sama dalam gedung tersebut dan gedung itu disebut gedung bersama. Tujuan pengadaan gedung bersama ini adalah menggabungkan dua atau tiga unit usaha di KKG dalam satu gedung untuk beraktivitas bisnis dasarnya masing-masing, sehinga tercapai sinergi antar unit usaha dan menguntungkan bagi unit-unit usaha tersebut baik secara finasial maupun pencitraan brand image-nya. Dalam studi kelayakan bisnis ini digunakan metodologi analisa kualitatif dari beberapa aspek bisnisnya dan analisa kuantitatif dari beberapa aspek kelayakan bisnis secara financialnya. Dan dari hasil analisa kelayakan bisnis tersebut menunjukan bahwa pengadaan gedung bersama itu lebih menguntungkan bagi unit-unit usaha di KKG untuk beraktifitas bisnisnya secara komesial bersama-sama, dibandingkan apabila unit-unit usaha itu mengadakan sendiri gedungnya untuk beraktivitas secara individu atau menyewa di gedung komersial di luar KKG.
